This 1-story detached house is in an estate formerly owned by Bette Davis, just 15 minutes from downtown LA with a shared saltwater pool, lawns and a lavender maze. The back gate leads to family-friendly Griffith Park. It is the second largest of the properties in the estate. There is a desk in the main living space if you need to bring work with you, and WiFi throughout the estate. To reach the property, you have to drive through the original gatehouse of Bette Davis’ house Riverbottom. There are views of Mount Hollywood and the San Gabriel Mountains from the pool. The host can also can offer a stocked fridge, art lessons, and horseback riding. There are horses on the property.

Why Kids Love it

The property is surrounded by ample space to play, fruit orchards and a stable, and has a saltwater pool and hot tub, shared with a small collection of properties in the estate. There is also a lavender maze to walk though, outdoor seating and dining areas, a fire pit and gazebo, and a 'beach' of sand to build sand castles. It is 15 minutes from downtown LA for all key tourist attractions, and the back gates leads to Griffith Park with Travel Town, the LA Zoo, the Autry Museum, horse riding, playgrounds and much more to discover. The kids will love the Warner Bros, NBC, CBS, Disney and Nickelodeon studio tours minutes away, along with Hollywood and Los Feliz. A TV with HBO and movie package is included.

Things to Know

The residence is all on 1 level bar a small 6”step from the kitchen and hallway. There is parking outside and car hire is recommended. There is WiFi throughout. Extra air mattresses are available on request; extra guests are subject to an additional fee and sheets and towels are provided. The residence is part of a small complex of 4 properties sharing a heated saltwater pool with jacuzzi, orchard, large lawn, horses and stables and is located at the front of the estate, off the parking lot and not next to the hot tub/pool. A pack'n'play may be available - please request on booking. The pool is ungated but can be gated on request. The bathroom has a shower only, no bath. There is an Apple TV, cable TV and Netflix. Please note that the rate shown is based on 2 adults and 2 kids. For larger groups please contact the host for accurate pricing. Pets will be considered for an additional fee.

About the Location

This unique estate is in Griffith Park in the heart of Los Angeles. While just 15 minutes from downtown LA, it is not uncommon to see a cowboy riding down the street, as many of the private houses in the area have horses. It is close to the 5 and 134 freeways for parents working in the city or wanting to take day trips to Disneyland, Universal Studios, Hollywood and more. The estate has views of Mount Lee (where the Hollywood sign is located) and backs on to Easter Field with Griffith Park beyond it. It is 40 minutes’ drive from LAX.

Accommodation Details

This 2-bedroom property has a master bedroom with queensize bed, second bedroom with kingsize bed or 2 twin beds, arranged as required, a small study/ desk area, an open concept living space with dining table, sofa, TV and kitchen, and a bathroom with a shower. There is a private outdoor seating area on a patio beside the house. A handmade Moroccan couch in the living room can be used as an additional bed. The grounds, shared with a handful of properties in the small estate, include a saltwater pool, stables and an orchard.

Style Notes

This house is at the heart of Bette Davis’ former Los Angeles estate, Riverbottom, and is named after Margo Channing from ‘All About Eve’. It has a bohemian-meets-Hollywood feel: wood floors, colorful rugs and Moroccan lampshades, plus a stylish modern bathroom. The dining table was fashioned from a Moroccan table and there is original art on the walls. Moroccan chandeliers cast pretty patterns on the white walls.

I am a mom of two school-age children, Winston and Vivienne. I'm originally from England but have been here in LA for 15 years. We split our time between Rivergate House and Sunset Ranch, my husbands horse riding facility on the Hollywood side of Griffith Park. I am also a keen painter and can often be found in the studio or pruning the lavender in the garden.

This was the perfect L.A. hideaway for me, my two friends and my two-year-old for a long weekend. We loved the design of the house, the grounds, the pool, and the ability to just hang out on the property or drive into town in minutes. And the toybox in the living room was a plus! Will definitely be back.

We stayed at Channing House with our four year old and two year old. It was a lovely family vacation. As a couple, we had always stayed on the west side of LA, but visiting for the first time with our kids, we thought we would try the northeast. It was a great decision. The house is five minutes from the LA Zoo the LA Live Steamers (miniature trains you can ride on - my son was ecstatic). We did most our eating in Atwater Village and Silver Lake. Because we have little kids, and we were on East coast time, we got up early and found that morning drives were easy. We drove to Santa Monica in 25 minutes on a Saturday morning. The house is great. The pool and grounds are beautiful. Tip - the hot tub is a perfect kiddie pool. We would warm it up for a few minutes, then turn it off. The kids loved it. The only thing I'll say is that Channing House is a rental, not a family house that people live in. That was fine for us, and normal for most rentals, but you won't find toys or an overly equipped kitchen. Amy was very responsive before and during our stay. Overall, a wonderful visit!

This property is wonderful! So relaxing and fun for young children. Feels like LA but not - we saw horses constantly, which was a big hit, plus sand to dig in, the pool, and plenty of space to run around. The house is equipped with everything you need, and the decor is lovely. Two things I wish I'd known: the extra office space that can become a bedroom is actually the entryway, and there's a glass door that opens onto the parking area. In theory, we could have put a child in there, but it felt a little exposed, plus there's no curtain over the door, so she would have had full sunlight first thing in the morning. Also, although on the map the property backs up to Griffith Park, there's really no way to walk there - you will have to get in your car. There are other little picnic areas to walk to, but the park is definitely not a walking park. Overall we had a great stay! Amy is very accessible. Highly recommend, especially with a large party - it was so fun to have houses next to each other so kids could run between them.

This house was just lovely. The space was well appointed, clean and beautiful. It was very kid friendly (simply but thoughtfully decorated- no fear of breaking anything, one level, with areas to play all around the property). I have two children (10 months and nearly 3) and it felt like a great amount of space for us. You can park literally outside the front door, which is a luxury when taking kids in and out of car seats or bringing in luggage. The estate is gated, which feels very safe. The host, Amy was accommodating and very available. She is just a pleasure. We really can't wait to come back again to swim in the saltwater pool and lounge on the hammocks!

Our stay at the Channing Residence was pure delight! Located at the front of the property, the house was spacious, clean, homey and had all the necessities to make our stay comfortable and happy. The backyard was filled with fun for our little one, including a lavender maze and horse sighting! And the pool was just perfect. The hammock was exactly what I, mama, needed to relax while my kid played with sand too! Amy was a great hostess. She was very communicative and attentive. She was quick to answer any of our questions and was very welcoming. She made us feel like family! All in all, a very personable and enjoyable experience, and I plan on coming back soon -- hopefully even making a yearly stay there a family tradition!

Our stay at the Channing Residence has been our best home stay experience to date! Amy was a phenomenal hostess; immediately responsive to any of our needs, incredibly sweet, thoughtful, and exceptionally prepared. Our entire stay was effortless and we felt at home from the moment we arrived. The house and grounds were gorgeous and extremely well kept by Vladimira, the caretaker with whom our 2-year-old was immensely enchanted (especially when she showed up with new toys for him to play with :-). All in all, we couldn't have asked for a more comfortable stay in a more beautiful home and will absolutely be back sometime in the near future.

We just returned from a great stay at Channing House. The host was welcoming and friendly, the furnishings lovely and unfussy, and the location was safe and great for Griffith Park activities. Please note though that this is not one of the houses surrounding the pool and yard. It's located in the front of the property off the parking lot (dashed our hopes of a dip in the hot tub with the baby monitor after bedtime or a glass of wine in a lawn chair). Also, when we inquired about the stroller, high chair, and crib mentioned as available we were told that she recently gave them away. Had to rent those items making for some stressful moments.
