Parents will love the large, calming loft bedroom on the top floor, which has beautiful natural light and an ensuite bathroom, separate from the noise of the downstairs children’s bedrooms to ensure a lay-in (if possible). The hosts have added parent-friendly features such as a professional oven, a Yamaha piano and an adult-sized football table for games, and the open plan living space makes family meals easy - the kids can play while the adults cook up a storm in the spacious modern kitchen. This is the perfect place to relax and recharge after a busy day exploring the city.

Why Kids Love it

The house has an abundance of children's books and toys for children aged 2 to 12. The hosts also have a piano and a football table that are really fun for children and teenagers, as well as a very comfortable living room/TV room perfect for Netflix and movies. The house is well set up for kids, with a high chair, large dining table (seating 8-10), children’s dinnerware and bath toys in the family bathroom. The house is situated right next to a beautiful playground with green spaces and sports courts, while Holland Park Adventure Playground is only 15 minutes away.

Things to Know

Minimum stay: 7 nights, ideally 14 nights+ over Christmas or school holidays. Between September and December 2023, month long stays are preferable. A monthly discount will apply depending on length of stay. Check in: 3pm, check out 11am. Safety notes: the house has a lot of stairs and no stair gates, so it isn’t suitable for small toddlers who are unable to go up and down stairs safely. In addition to the garden, there’s also a decked terrace upstairs with 2 sun loungers, an umbrella and outdoor seating for soaking in those sunny rays. Street parking is available but car rental is not essential - this property is located in a central neighbourhood close to public transport options.

About the Location

This residence is located in the Brook Green neighborhood, close to Kensington, Shepherds Bush and Hammersmith in London, UK. This popular area in West London is home to many vibrant areas with a huge choice of restaurants, eateries, unique shops and grocery stores. At the end of the road is Brook Green park - a really beautiful playground for kids of all ages. The neighborhood has a wonderful Saturday food market and features some fantastic local pubs and lovely local walks. The house is also very close to Westfield but equally close to the stunning Holland Park (15 minutes’ walk) as well as 10 minutes from iconic Notting Hill, the vibrant High St Kensington and bustling Hammersmith. The nearest tube stations are Kensington Olympia and Shepherds Bush (both less than 10 minutes’ walk).

Accommodation Details

This residence has 4 bedrooms and 3 bathrooms, set over 3 floors. On the ground floor, there is a large open plan kitchen and dining room, a separate living room and a utility room with a washer/dryer. Upstairs on the first floor there are 3 bedrooms: 2 children’s rooms with single beds, and a guest room with a kingsize bed and an ensuite bathroom. This floor also has the family bathroom with a bathtub. On the top floor there is a primary suite with a 4-poster kingsize bed and an ensuite bathroom. The house also has a study/office for parents who need to work from home, as well as 1 double airbed and 1 single airbed for additional guests. Outside, there is an Italian inspired terrace garden with a beautiful set of cast iron table and chairs and a stone bench, perfect for drinks and dinner al fresco.

Style Notes

Victorian beauty. The ground floor is decorated with mid-century furniture providing a modern complement to the Victorian period features. The cozy living room is painted in rich Hague Blue by Farrow & Ball, with 2 large comfy sofas ideal for reading and relaxing. The home office is decorated in Colefax & Fowler wallpaper - the perfect nook to spend some time reading or working. The rest of the house is bright and airy with white wooden floorboards, large hallways, stained glass windows and original Victorian tiling. We love the original period windows (with shutters for privacy), the colorful mix of artwork on the living room walls and the contemporary poured concrete floor.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
