Experience a classic Hamptons vacation at this architect-designed home in Hampton Bays, NY, just 75 miles from New York City. The house is minutes from small bay beaches and the Pavillion at Ponquogue Beach. It sleeps 8 + 1. The house's location on a flag lot makes it both safe and secluded, offering an oasis-ambiance and access to use both back and front yard. It comes fully equipped with all the outdoor essentials that a family could need: bikes, a blow-up kayak, kid paddleboards, a surf board, beach chairs, umbrella, sand toys, pool floats, tennis rackets, soccer balls and more! The house also has a finished basement / converted playroom with a batch of toddler essentials so you won’t have to pack it all in the suitcase. You will also find a pack-and-play, high chair, and jogging stroller. The parents’ primary suite is located on the opposite side of the house to the other 3 bedrooms, so grown-ups can get an occasional lay-in (and it’s an ideal set-up for families traveling with a nanny or au pair).

Why Kids Love it

The house is perfect for kids ages 0-8 years old. In the basement, the hosts have created a dedicated playroom with lots of toys, books and games, primarily for 4-8 year olds - a true escape from the parents! There is a mini trampoline and gymnastic equipment, as well as a swing outside, so there’s lots to do for active kids, and they’ll find bikes, sports equipment, kayaks and paddle boards to help them explore the local coast. What’s more, the house yard backs on to the local school yard, so kids can easily visit the playground or sports field (just a quick hop over the fence or a short walk around the block).

Things to Know

Minimum stay: 2 nights in low season (October-April) and 7 nights in high season (beginning mid-May to September). A 20% security deposit will be taken on monthly bookings to cover utilities including water, electric, and internet, the remainder will be sent back to the client after the stay. Safety notes: there is a gate that separates the outside deck with the pool, adding an added layer of safety. There are pool alarms placed on the sliding doors inside the house. Parking is available for 6 cars outside and car rental is recommended but you can also ride bikes to the bay beaches, which are just less than a mile away. The property is set back from the road, creating a very private experience, isolated from neighbors and noise. The house sits on an acre of land, surrounded by woods wrapping from the front yard towards the back behind the pool.

About the Location

The house is located in Hampton Bays, New York, positioned at the mouth of the fork for easy access to the North Fork wineries and farms, as well as the South Fork coast. Hampton Bays train station is 15 minutes’ walk, for access to New York City, and the city’s international airports are around 2.5 hours away. It’s 10 minutes’ drive to Ponquogue Beach, which has a new pavilion with parking, eateries, bathrooms, outdoor showers and events throughout the season, daily parking passes can be purchased June through September. Tiana Beach is another ocean beach a bit further with a pavilion and facilities. There are also a few small, family friendly bay beaches with calmer waters off Shinnecock Road, just over a mile away. Hampton Bays is a low-key, friendly surfer town, with all the perks of the Hamptons villages, such charming seaside restaurants and cafes, a local fish market, beautiful beaches and great waves for surfing and body boarding.

Accommodation Details

The residence has 4 bedrooms and 3 bathrooms, all set on 1 floor. The main living space has an open plan dining and living layout, as well as an open airy kitchen with a breakfast bar for up to 6 people. There is a primary suite with a kingsize bed and a terrace on one side of the house, with the remaining 3 bedrooms on the other side of the property: a children’s bedroom with 2 single beds (one of which is close to the floor, about 6-inches high) and 2 further guestrooms each with queensize beds. The family bathroom has a large soaking tub, ideal for children’s bath time. The hosts also have 1 travel crib available. Outside, the backyard is ideal for entertaining with an outdoor kitchen, a large deck surrounding the heated pool, an outdoor shower and a fire pit.

Bohemian Hamptons. Designed by an architect, this modern residence has eclectic features to create a unique home - think rounded corner walls, a flat roof and contemporary large windows. It’s bright with lots of natural light from the high cathedral ceilings and multiple skylights. A neutral color palette is adorned with splashes of coastal blue artwork and warm earth-toned fabrics for a relaxing, welcoming look. We love the wooden wall panelling, the brilliant blue bar stools and the traditional fireplace in the living area - the perfect place for the family to gather around for cozy evenings.

This Suffolk County hamlet is between Southampton and West Hampton, with easy access to the Peconic Bay and Shinnecock Bay. What to do? Start at the water and try paddling, swimming, jet skiing, surfing, paddleboarding or windsurfing. Fishing is also really popular and there are plenty of ice cream shops to choose from.
