This sensational family home in the Hollywood Hills is an ideal retreat for all the family, with a saltwater pool, cabana and writer’s studio, plus gardens set up with multiple play spaces for children. The spacious kitchen is perfect for a whole family and there is an outdoor kitchen area in the cabana by the pool. The master bedroom has an adjacent kids’ bedroom with 2 twin beds and a master bathroom with a large stone bathtub and shower. A nanny can easily stay in the lower level studio apartment equipped with a bathroom and kitchenette. Note that the property comfortably sleeps up 6-8 adults plus 2 children.
Why Kids Love it
Beyond the oversized yard with swimming pool and pool toys, there are many nooks and crannies for kids to explore. As well as fruit trees and edible veggies, there’s also a story-book outdoor play space including a musical instrument tree, a custom built-in climbing net, wooden tepee, boat, and a mud kitchen. The home is a short walk to Griffith Park, the market, and café, and the neighboring Bronson Canyon has a playground. The house is child-proofed with safety latches on cabinets, and high chairs, wooden toddler tables and more are available.
Things to Know
Minimum stay: 7 days. Note that there are many stairs on the property, inside and out, because it is built on a hill. There are child safety gates to use between rooms, and gates at many areas of the yard to keep children in certain areas. There are safety gates on all the windows on the property, including ornate iron-work surrounding the dining area balcony so that kids can play safely with no risk of climbing over. The pool is gated and has an automatic safety cover with keyed access. Car hire is useful and there is parking at the house. Bikes can be provided. The host will require all guest to sign and return a rental agreement when a booking is accepted.
About the Location
The house is right in the heart of the Hollywood Hills, just under the Hollywood sign, yet it feels miles away from all the action. It is a 2-minute walk from the famous Sunset ranch horse stables for horseback riding (children aged 7 and over are welcome to ride) and miles of hiking trails in Griffith Park (including the loop to the Hollywood sign). It’s also a short walk down the “secret” public stairs to the Beachwood Café and neighborhood market. Nearby airports LAX and Burbank are 30-40 minutes’ drive away.
This 4 bedroom, 7 bathroom residence has a main house with 2 lounge spaces and a large open kitchen/diner on the main floor. On the next floor there is 1 master bedroom with kingsize bed and balcony, adjacent kids bedroom with 2 twin beds and ensuite bathroom with soaking tub. On the next floor there is a bedroom with kingsize bed and ensuite bathroom. On the lower floor of the house there is another bedroom with separate entrance, kitchenette, full bathroom and queensize bed. There is a bonus fifth bedroom under the pool cabana (no ensuite bathroom - there is a bathroom upstairs in the pool cabana) and a detached writer’s studio in the grotto. The grounds include a saltwater pool and outdoor hot tub plus organic vegetable garden, outdoor kitchen with grill, outdoor showers and an outdoor fireplace.
Colorful, luxurious and playful. This Spanish charmer is a quiet retreat and is styled with eclectic rustic decor. Laid out with a grotto and pool cabana along with the main house, the feel is of a private compound. The house was remodeled with luxurious materials including vintage walnut ceilings, colorful old Moorish tiles and top-of the line kitchen appliances. Each room was crafted with quality, care, and a sense of fun. There is a giant giraffe in the living room to welcome guests and various wall-mounted paper mache animal heads though the downstairs living areas. We love the patterned wallpaper, the sense of fun and the riot of color throughout.

In the case that the Contract Period is not longer than one (1) month, should Guest cancel the reservation within thirty (30) days prior to Check In, the entire Rent Balance shall not be refundable.
In the case that the Contract Period is longer than one (1) month, should Guest cancel the reservation within thirty (30) days prior to Check In, Guest shall forfeit an amount equivalent to one (1) month’s rent.
In the case that the Contract Period is longer than six (6) months, should Guest cancel the reservation within sixty (60) days prior to Check In, Guest shall forfeit an amount equivalent to two (2) month’s rent. A thirty (30) day notice is required for cancellation.
In the case that cancellation is made between 30 and 1 days prior to arrival, the entire 100% payment is forfeited. Lessor has the same thirty (30) day cancellation rights as the Lessee.
All cancellations are subject to a $150 Kid & Coe admin fee.
1.1. Lessor hereby leases the Property, including the furniture and accessories, to the Lessee as from [Check-In Date] (the “Check-In Date”) until [Check-Out Date] (the “Check-Out Date”), date in which the lease will automatically expire.
1.2. Extension of this term is subject to the Property’s availability and the execution of a written extension document or a new contract by the parties.
2. Rate and Payment
2.1. The rental price shall be the total lump sum of U$D XX (Total Rent Written United States Dollars) for the rental period specified in clause 1.1. (the “Price”)
2.2. The sum of U$D XX (Initial Deposit Written United States Dollars) corresponding to the Price was paid prior to this contract, the receipt and sufficiency of which are hereby acknowledged. The balance of the Price shall be paid according to the following:
i The sum of U$D XX (Rent Balance Written United States Dollars) to be paid on [Date].
ii The sum of U$D XX (Rent Balance Written United States Dollars) to be paid on [Date].
2.3. Any amounts corresponding to the Price or other sums payable by Lessee hereunder shall be paid in U.S. dollars, via credit card, via PayPal, or by wire transfer, in accordance with the written instructions of the Lessor (or Lessor’s appointee) regarding the place or bank account of payment.
2.4. All fees and expenses associated with transfers, currency exchange, taxes, deposits, commissions or withdrawals will be borne in full by Lessee.
2.5. Lessee may notify the Lessor, in writing, of his or her intention to terminate the lease and vacate the Property before the Check-Out Date on a date and time to be agreed upon with the Lessor. However, the Price, or any portion thereof, is not refundable. Additionally, if any portion of the Price payable to Lessor is outstanding at the time Lessee notifies Lessor, Lessee shall pay Lessor the outstanding portion within three (3) days of sending his or her termination request or the termination request will be null and void. Any portion of the Price paid prior to lease termination compensates the Lessor for the Lessee’s early termination and is the personal property of Lessor and Lessee shall have no right to make a claim to recover these amounts from Lessor.
2.6. The Parties irrevocably agree that the Initial Reservation Payment is not refundable, in any event. In the case that the Contract Period is not longer than one (1) month, should Guest cancel the reservation within thirty (30) days prior to Check In, the entire Rent Balance shall not be refundable. In the case that the Contract Period is longer than one (1) month, should Guest cancel the reservation within thirty (30) days prior to Check In, Guest shall forfeit an amount equivalent to one (1) month’s rent. In the case that the Contract Period is longer than six (6) months, should Guest cancel the reservation within sixty (60) days prior to Check In, Guest shall forfeit an amount equivalent to two (2) month’s rent. A thirty (30) day notice is required for cancellation. In the case that cancellation is made between 30 and 1 days prior to arrival, the entire 100% payment is forfeited. Lessor has the same thirty (30) day cancellation rights as the Lessee.
3. Security Deposit
3.1. Upon the execution of this contract Lessee has agreed to deliver to Lessor, via credit card authorization, a security deposit of U$D XX (Security Deposit Written United States Dollars), the sufficiency of which is evidenced by this contract.
3.2. This security deposit will be fully refundable under the conditions established herein, without accruing interest and without any adjustments whatsoever, after the satisfactory return of the Property and the Accessories to Lessor, in the same material condition in which they were delivered to Lessee upon Check-In.
(a) Provided that the Property and the Accessories are returned in satisfactory condition, the security deposit will be returned to Lessee in full within five (5) business days upon termination of this contract.
(b) If, however, there are damages to the Property and/or the Accessories, Lessor may withhold that portion of the deposit necessary to repair the damages. Lessor will also be entitled to withhold from the deposit any amounts owed by Lessee as a result of this lease agreement, whether owed to Lessor himself or to third parties and shall refund any balance of the deposit within 21 days as from the Check-Out Date.
(c) If damages to the Property or the Accessories exceeded the amount of the deposit, Lessee shall be responsible for delivering to Lessor the funds necessary to fully repair such damages within five (5) days as from the submission by Lessor of the relevant estimates/receipts to Lessee. Lessee hereby expressly waives any right to object any such estimates or receipts submitted by Lessor.
4. Check In and Check Out
4.1. The check-in shall take place on the Check-In Date at 2:00 p.m. (the “Check-In”). The check-out shall take place on the Check-Out Date at 11:00 a.m. (the “Check-Out”). Any fraction of time exceeding 11:00 a.m. will be accounted for as a full day of delay. Check-Ins or Check-Outs outside these hours are subject to availability and written consent of Lessor, and may incur a charge equal to USD $50.00 (Fifty United States Dollars) if outside normal operating hours, which are 8:00am until 8pm.
4.2 At the time of Check-Out, Lessee should return the keys to the Property to Lessor or the person Lessor indicates in writing. Until the Property is returned to the Lessor’s satisfaction, Check-Out will be deemed not to have occurred and the penalties stipulated hereunder shall apply.
4.3 Lessee hereby acknowledges and agrees that the Property is for housing and tourism purposes only and that any delay in returning the Property as foreseen in this agreement, without having Lessor consented in writing to an extension of the term, shall cause significant damages to Lessor. Therefore, the parties agree that each day of delay shall give rise to a daily penalty equal to USD $500.00 (Five Hundred United States Dollars). In addition to such penalties, Lessee shall be liable to pay the proportional daily rent accrued for each day of delay, together with any other damages and any legal fees and costs incurred by Lessor to regain possession of the Property.
4.4 In all cases, default shall be automatic, without need for any judicial or extrajudicial summons to Lessee whatsoever.
5. Lessor´s Responsibilities and Rights
5.1. The Price shall include taxes on the Property and expenses for reasonable use of utility services, such as water, gas, electricity, Internet/Wi-Fi and local calls telephone service. Any international telephone calls shall be charged to Lessee. Lessee shall pay these expenses to Lessor (or Lessor’s appointee) before invoices become past due or within forty eight (48) hours upon Lessor’s request to do so. In the event of payment default, Lessee shall absorb any interest, penalty or expenses that may be required by the service provider for reconnection thereof.
5.2. Lessor shall deliver the Property to Lessee in good, clean and tenable order and condition, furnished as previously agreed upon, and with all Accessories in good working order. Lessee’s observations on the condition of the Property shall be made and acknowledged in writing, signed by both Lessee and Lessor (or by whoever Lessor may appoint) at the moment keys to the Property are delivered to Lessee. Otherwise, it shall be understood that the Property was delivered to Lessee’s satisfaction and that Lessee received the Property and Accessories in perfect condition and good working order.
5.3. During the rental period, Lessor or the person appointed by Lessor will be permitted to enter the Property once a week to verify Lessee’s compliance with this agreement, to make minor repairs or to show the Property to potential lessees. These visits will be scheduled in advance with Lessee. Lessor shall give Lessee at least 48 hours written notice of entry/inspection.
5.4. Lessor will not be liable to Lessee or to Lessee’s guests, agents, independent contractors or vendors for any personal injuries or property damages suffered by Lessee or suffered by Lessee’s guests, agents, independent contractors or vendors while on the Property, even if caused by fire, floods, gas leaks or any force majeure event.
5.5. If due to extraordinary circumstances the Property cannot be delivered to Lessee after the execution hereof, Lessor shall return to Lessee any and all the amounts paid by Lessee to that date. In that case, this contract shall be deemed automatically cancelled without liability to Lessor whatsoever.
6. Lessee’s Responsibilities and Rights
Lessee declares that, other than himself, the following persons will live in the Property during the rental period: [List name, age and passport number]
Persons not identified in the list will not be allowed to stay in the Property for more than 1 day.
6.1. In addition, Lessee acknowledges and accepts the content of the building’s rules and undertakes to respect said rules and the peaceful relationship with the building’s neighbors. Lessee is responsible for the maintenance of the Accessories in good working order. Any damage to the Accessories will be paid by Lessee. In the case of lost keys, Lessee will be liable to pay the replacement costs and any other damages arising from such loss.
6.2. Lessee will be responsible for the conservation and for maintaining the cleanliness of the Property and the general condition of the Accessories during the rental period. Upon occurrence of an event outside the control of the Lessee that could endanger the Property or the Accessories, Lessee shall promptly contact the Lessor or Lessor’s representative. Lessee shall, however, make his best efforts to mitigate any damages.
6.3. Under no circumstances may Lessee assign or transfer this agreement, or sublet, or lend the Property to any third party, whether totally or partially, provisionally or permanently, for or without consideration, nor shall Lessee use the Property for any illicit, commercial, political or any other purposes. Lessee shall not make any changes or improvements to the Property or the Accessories without the prior written consent of Lessor.
6.4. Lessee shall be solely liable for any damages caused to the Property or the Accessories during the rental period.
6.5. It is understood that the Property is leased to be used as Lessee’s residence during the rental period. Lessee shall be solely liable for the safety of third parties entering the Property or for any damages caused as a result of Lessee’s use of the Property. If any third party files a claim against Lessor as a result of damages suffered while in the Property or based on Lessor’s ownership of the Property, Lessee shall reimburse Lessor –upon Lessor’s sole request- for any disbursements that Lessor were forced to make as a consequence of such claim. The Lessee agrees to defend and hold harmless Lessor for any legal claims, claims for damages, lawsuits or demands that are brought against Lesssor for any injuries sustained by Lessee or Lesse’s guests, agents, independent contractors or vendors from their use of the Property.
6.6. Lessee agrees not to disturb neighbors.
6.7. Lessee shall be solely responsible for the obtainment of adequate insurance in respect of all persons staying in the Property, to cover for any luggage loss, theft, larceny, accidents, illness, medical expenses, cancellation expenses and legal fees.
6.8. No pets of any kind will be allowed in the Property at any time unless written permission has been previously given by Lessor.
6.9. No smoking is allowed inside the Property.
6.10. See Appendix A for further legally binding Lessor requirements.
7.1. The violation of Lessee’s obligations under this contract and under local law shall entitle Lessor to terminate this agreement and demand the immediate eviction of Lessee. In this case, Lessee shall be liable to pay damages to Lessor, including all legal costs and fees incurred by Lessor. Lessee acknowledges and agrees that the property is not subject to the rent control laws of the City of Los Angeles.
8. Law and Jurisdiction
8.1. This contract is governed by the Laws of the State of California.
8.2. In case of controversy, the parties agree that any controversy shall be submitted to the exclusive jurisdiction of the state courts sitting in the City of Los Angeles, State of California.
