Perks for the Parents

Situated in one of the city’s most family friendly and central spots, this residence is in an easy area for family travels with lots of great amenities for adults on and around the street, including more coffee on every block than any grown up needs, and fabulous grown-up restaurants as close as 2 blocks away. The whole apartment is designed to work for families with kids, but retains a contemporary adult aesthetic throughout. Beds are made up with Keetsa mattresses and high thread count Calvin Klein bedding.

Why Kids Love it

The apartment and neighborhood are appealing for kids of all ages. There is a toddler park 2 blocks to the north, a bigger kid park 2 blocks to the south, and all of 24th street is available for independent tweens and teens who want to take themselves out for a fro-yo, an afternoon hot chocolate, or a burrito for major afternoon teen-hungries. A mix of toys are always available (Lego, some Playmobil), and others can be added. Pack-n-play, high-chair, and stroller available on request. With advance notice, the host’s teens can generally be available to sit.

Things to Know

Minimum stay: 30 days. For additional guests, there is a sofa bed, travel crib and futon. There are some steps to access the apartment and 5 steps in the apartment itself between the living space and the bedrooms, with no gate. The hot tub in the yard has locking clips for safety, and there are 4 steps in the yard, which is fully enclosed. The private patio off the master is fully enclosed and has no steps. Parking is generally not a problem.

About the Location

Noe Valley is a safe residential neighborhood with shops and restaurants an easy walk away, along with the more lively Castro and Mission districts. Whole Foods is 5 blocks away. The property is conveniently located with 3 bus lines within 2 blocks, a streetcar 6 blocks away, and the BART, 1.2 miles away. CalTrain is 3.2 miles away and San Francisco airport is 13 miles away. For guests in the tech industry having a working vacation, shuttles for almost all the Silicon Valley companies stop 2 blocks away on Castro St.

Accommodation Details

This apartment has 2 bedrooms, both with queen beds, 2 baths and a sunny lawned garden plus an open-plan living space with kitchen, dining area and lounge area. The master en-suite bathroom has a adjustable shower, while the second kid's bathroom has an bath features a parent-friendly shower-over-tub for bathing little ones and a trough sink for siblings to share. The generous open-plan living area features a fully equipped chef's kitchen, dining table that seats up to 6, and a comfy living room area with sofas and a big screen TV with an extended HD channel line up.

Style Notes

Newly built in 2014, the garden apartment very much meets the expectations of a current SF aesthetic, with high ceilings, floor-to-ceiling glass wall facing the garden, modern fixtures and furniture, clean lines, and lots of natural light throughout. There are high end finishes and amenities throughout, along with wonderful indoor-outdoor living spaces. The yard has kid and adult friendly areas, with space to play ball along with sunny seating to curl up in with a good book, and a hot tub.

Tanya and Andy are life-long travelers who are thrilled to finally be back home in San Francisco where they both grew up and where both their extended families still reside. In 2008 we were fortunate to find a classic Noe Valley fixer-upper and moved into the cute Pioneer Victorian where we lived for almost 6 years. In 2013 we began a complete reconstruction of the 1880's cottage and in 2014 moved our family back into a completely transformed two-unit contemporary house equipped for this millennium's lifestyle - the Victorian front remains, but everything behind it now meets the needs and expectations of today (hello, closets and gigabit ethernet...). Tanya has worked for many years at Citigroup in a variety of capacities and now works in the Citi Ventures innovation office in Palo Alto. Andy has been an at-home Dad since 2000, and has worked in tourism, academia, and as a professional chef. We love the vibrant food culture in San Francisco and only wish we had more time to take advantage of all the amazing arts that San Francisco dishes up on a daily basis as well as the wonderful outdoor spaces, hikes, and bike rides that are nearby. We are both very knowledgeable about San Francisco food and fun and are happy to make suggestions to help your stay be enjoyable, fun and tasty, whether you are here for business or family pleasure. We have been raising kids in the city from K into High School, so we are well equipped to advise on family friendly activities, restaurants, and destinations in and around the SF Bay Area. We have enjoyed a wide variety of travel styles and accommodations over the years, from $3/night huts on beaches in Eastern Indonesia, simple Ryokan in Japan, and luxury hotels and chateaux in the US, Asia and Europe: we have equipped our garden apartment to closely match the experience of a boutique hotel - luxury finishes throughout and thoughtful amenities - but with a lot more breathing room than most boutique hotels provide!

We stayed at Andys house for a whole month as I had to work out of SF. Both kids (4y and 9y) came along and we spend unforgettable moments in NoeValley. The apartment itself is more specious then it might appear on the photos and kids enjoyed especially the outside patio. The kitchen is fully equipped with fancy and high-quality kitchen wear which made cooking fun. Andy and his family are lovely, helpful without being intrusive. NoeValley as a neighborhood is very family friendly with cute little shops, great summer-camps/ activities for kids and a couple of restaurants - all in walking distance from the apartment. Further we enjoyed the easy parking and fast access to most highways to get out of the city. All in all - it exceeded our expectations and we can only warmly recommend this place to anyone who desires design, good vibes and easy living.

This was our first holiday with our 1 year old son and we could have not chosen a better place to stay! We loved every minute of it and made so many memories we will look back on with a smile forever. Andy was an amazing host - super friendly and helpful, he even organized some baby food for us on our arrival! The apartment was well equipped with everything you can wish for and had all the facilities we needed for our son. I would recommend Andy's place in a heartbeat and would love to come back some time in the future.

Our stay at Andy's home was amazing. Located in the heart of Noe Valley, the modern home is a true gem with a small yard perfect for kids. Andy provided a ton of amenities for kids like a pack-n-play, high chair, stroller, toys, a ball in the yard, and kids plates and bowls. It was enough that it really cut down on how much we needed to bring of our own which is so important when traveling with kids. There are small areas of stairs from the main living space to the bedroom and from the living room down to the yard. So if you have kids under two, you just need to keep an extra eye out. Otherwise, the place has been made very kid-friendly. Our 5 year old and 2 year old loved it! Also, Andy was there to greet us and was readily available our entire stay for any questions that came up. Highly recommend!

We loved our time at the 25th Street Residence!! This was our first time using Kid & Coe and we were so happy with all aspects of our stay. Andy our host was incredibly friendly, responsive and accommodating. He was available to answer all our questions and we especially loved his restaurant recommendations. This apartment is within easy walking distance (even with young children!) to all the cafes, shops on 24th street and parks. The apartment itself was so clean, welcoming and perfect for families.

We had a great stay in this apartment. Lots of space and great amenities, everything felt very well thought through and every need was taken care of. The apartment was clean and modern and the garden and space was perfect. A good location for families, and Andy was very helpful and accesible. We would stay here again if in San Francisco.

Andy was an amazing host! He was incredibly communicative and went above and beyond to accommodate us: We had travel delays and many questions. Andy was more than happy to help us out and responded asap. The house is beautiful and the backyard is stunning, a rare find in SF. I loved the neighborhood and we took advantage of the local cafes, restaurants and shops. Parking was easy to find, which is as rare as a nice backyard in SF. Will definitely stay here again!

We had a great stay at Andy's place with our 2 year old and 4 month old! Andy met us upon arrival and was extremely accommodating. There were toys, high chairs and even step stools for my little guy. The apartment is sunny, beautiful and exceptionally clean. The backyard was perfect for my 2 year old to run around. There are so many great restaurants near by and an amazing toddler park just a few blocks away. I highly recommend Andy's place for your next family trip to SF!

We had a wonderfull time at Andy's place (the kids still call it that way) !!! Great appartment with everything our family needed. It is also in a great location with parks, bakeries, grocerie stores, coffe shops and wine shop closed by. It was easy to get everywhete with the Muni. Andy has been very friendly and helpfull. We would definitly go back there and recommend it !!!

This central part of San Francisco, bordered by the Mission District and Bernal Heights, is chock-full of pretty and colorful Victorian and Edwardian buildings, along with streets that swoop up and down hills. Popular with young families, it’s one of the city’s most desirable residential neighborhoods and has parks, a main street lined with vintage shops, artisan bakeries and cafés, and easy transit into downtown and around the city.
