This 3-bedroom farmhouse is set on an ancient estate near Siena with a shared infinity pool with views of a Tuscan valley and 5 hectares of carefully maintained grounds. It is a great option for a large family, multiple families or a ground of friends. The accommodation is flexible to your needs - all the children can sleep in the same room, for example. Extra beds and cribs can be added on request. Set in a beautiful estate, the house is in front of the recreation room, steps from the playground and a 2-minute walk from the pool. The location makes it easy to discover Tuscany food and wine; the hosts can help suggest where to visit, including Siena, Florence, San Gimignano, Volterra, Montalcino, offer advice on restaurants, cheese tasting, wine tasting, gelato shops, cooking classes, truffle hunting and hiking, and can book activities in advance. The woods around Ripostena have well marked hiking paths; rivers and public thermal baths are 10-40 minutes’ drive away and horseback riding is 10 minutes away.

Why Kids Love it

This is a delightful property for free-range children - there is plenty of space to run and play in 5 hectares of colorful, carefully maintained gardens and green areas. There is a shared infinity pool overlooking the valley plus a picnic area, children’s playground, and a recreation room with ping pong and table football. Tear them away from the estate to take day trips to Siena, to nearby medieval villages in search of history and gelato, and to wine estates and world class art galleries. A crib, high chair and plenty of items are available for babies and young children. Toys are provided. Formerly an old farm village, the setting offers plenty for kids; olive trees, chestnut trees and vegetable gardens included. Just outside the gate there is a farm with chickens, pigs and piglets; kids enjoy seeing them walking on the driveway or in the woods. The hosts know many farms in the area and can easily suggest farms and fun activities to do with the kids.

Things to Know

Minimum stay: 3 days, 7 days Saturday-Saturday (June 23 - Sep 7). Weekly rates available - €2300 in high season (Jul and Aug), €1500 in mid-season (May, June and Sep) and €1250 in low season (Mar, Apr, Oct and Nov). There is a mandatory visitor's tax of €1 per person per day payable on-site. Kids under 12 years old are excluded. Check in from 2pm-7pm; check out before 10am. A laundry room is available for all guests (€5/cycle). There are ungated steps around the property and the pool is not gated. Heating is not included and, if used, will be calculated with meter readings. There is a mandatory visitor's tax of €0.80 per person per day payable on-site. The hosts can help arrange tours and activities including mountain bike rental, guided tours, food and wine tours, and guided nature walks. Ample free parking is available. WiFi throughout. Pets welcome for a small fee by arrangement. The owners have 3 dogs in the estate. Ripostena is environmentally-friendly; guests are asked to be mindful in using water, electricity and gas.

About the Location

The apartment is in the ancient and private hamlet of Ripostena, 30km from Siena, 60km from Florence and 20km from the Chianti Region. Guests share common areas such as: infinity pool, gardens and green areas, picnic area, playground, recreation room with ping pong and table football. It has breathtaking views over the hills and forest and gardens all around. For hiking lovers, the area has many paths to explore, alone or with a guide. In the nearest village, 4 km away, you will find a grocery store, a coffee bar, a pharmacy and other shops. The nearest town, Colle di Val d'Elsa, is 15 km away. From Colle di Val d'Elsa there are several buses to Florence, San Gimignano and other towns. A car is necessary for reaching Ripostena. Note that the last 2.5 km is along an unpaved country road. The nearest airport is Florence (70 km - 1 hour drive from Ripostena). Pisa and Bologna airports are not far (Pisa 120 km - 2 hours; Bologna 160 km - 2 hours).

Accommodation Details

This Tuscan farmhouse is surrounded by a big private garden and has 2 panoramic terraces with views over San Gimignano and the Chianti Hills. Set over 3 stories and 154 sqm, it combines 2 apartments connected by a door that can be kept open or closed. The top floor has 2 double bedrooms and 1 bathroom with shower and double sink. The middle floor has a spacious living and dining area with table, chairs and a comfortable sofa bed. The kitchen is equipped with a stove top, oven and dishwasher (plus microwave on request). This floor also has a private panoramic covered terrace, perfect for barbecuing, relaxing or sunbathing. The lower floor has 1 double bedroom with a French door and air conditioning, 1 bathroom with shower, and a spacious living and dining area with table, chairs and a comfortable sofa bed. The kitchen has a stove top, oven and dishwasher. This floor has another panoramic terrace furnished with table, chairs and barbecue.

Style Notes

Countryside chic. The apartment is part of Ripostena Country house, a private ancient hamlet restored according to traditional Tuscan style. It has traditional Tuscan touches - exposed brickwork, wooden furniture and terracotta floors - twinned with pretty sprigged linen, tiled and wood-beamed ceilings and industrial-chic metalwork. The overall effect is comfortable and welcoming with plenty of charm. We love the setting as much as the property: nestled in the hills of Tuscany, an area in the Siena Province of outstanding natural beauty. The ancient hamlet has been restored according to traditional Tuscan style and has breathtaking views over the hills and forest and gardens all around. It is a great location for a family vacation surrounded by nature with plenty to keep everyone entertained. We love the private terraces and garden, and the shared village-like communal facilities.
