This beautiful 3-bedroom townhouse in an upscale Venice neighborhood sleeps up to 6 plus 2 babies and is ideal for a larger family. The primary bedroom has a California King Tempur-Pedic mattress on a Modernica Case Study bed. Linens are luxurious. Surrounded by lush Mediterranean gardens, there is seating in the garden beneath a canopy of grapevines where you can relax while listening to the soothing sounds of water flowing in the koi pond.

Why Kids Love it

There is a lovely garden with a koi pond (ungated so please watch the kids!) and plenty of space to play. It is a short walk - 15 minutes - to the delights of Venice Beach and boardwalk. Abbot Kinney Boulevard is steps away with plenty of child-friendly restaurants. Marina del Rey is also close by. A crib, pack’n’play, high chair and stroller are available upon request. Children’s books and toys are provided. There is a sleek outdoor fire made for roasting marshmallows in the garden.

Things to Know

Minimum stay: 31 days. This is a 2-story duplex, with the hosts living in the front townhouse and the guests staying in the rear townhouse. In certain periods during the Summer, guests are able to rent the entire property privately, adding 2 bedrooms from the owner's townhouse to sleep up to 8 - ask the host for details on how to book. For Summer '24, the entire property is available exclusively from July 21- August 25. Safety notes: the deck off the kitchen includes an ungated koi pond, one of the upstairs bedrooms opens to a balcony and the stairs are ungated. The residence is non smoking. No pets. There are black out blinds in the kids room. There is a laundry area with a front-loading washer/dryer. A Samsung 50" Flatscreen HD SmartTV and iPod dock are included for guests’ convenience. There is a 12% Transient Occupancy Tax (TOT) that will be charged separately on the cost of accommodation only on booking acceptance.

About the Location

The residence is in Venice, in a safe, upscale residential area that is quiet at night. It is approximately 45 minutes from downtown Los Angeles, and convenient to Santa Monica, Malibu, Hollywood, and Beverly Hills. The area is fairly walkable with the #1 and #3 Santa Monica Big Blue buses stopping just 2 blocks away. The Metro #33 runs from Venice Boulevard to downtown. Central Los Angeles and the Los Angeles International Airport are both accessible by public bus. It takes approximately 20 minutes to reach LAX by car or taxi. There is street parking outside.

This townhouse has 3 bedrooms and 2 bathrooms. On the first floor it has a stone deck with French doors and an open plan living area with living room, chef’s kitchen, dining table, lounge area, laundry area, and bathroom. The 3 bedrooms and second bathroom are upstairs. One bedroom has a single bed and custom desk and access to a balcony, one has a queen Tempurpedic mattress on a Modernica bed frame and the other has a kingsize bed. The TV room can be used as an additional single bedroom with a daybed. There is a back yard with a Tuscan wood fired oven and Weber gas grills, plus seating for 12, a koi pond and lush garden. *HOME SHARING REGISTRATION NUMBER: HSR19-003921*

Style Notes

Bright and contemporary with natural accents. The property was featured on the 2010 Venice Home and Garden Tour. There are beautiful maple hardwood floors throughout and skylights that flood the residence with natural light. The fully-stocked chef’s kitchen has a center island, Subzero refrigerator, stainless steel appliances, a KitchenAid mixer, and Caesarstone quartz countertops. The lush Mediterranean garden is planted with dwarf olives, Arabian lilac, succulents and a towering palm tree. We love the French doors, classic modern furnishings, and expertly curated artwork throughout.

Soak up the sights and sounds on foot or by bike at Venice’s Ocean Front Walk - a 2.5 mile impromptu stage full of colorful artists and characters. If you’re feeling brave, Venice beach is a great spot for beginner surfers, otherwise relax in the sand. When you’re done in the sun, explore the manmade canals modeled after its namesake in Italy. Watch for ducks as they dart through the many arched bridges over the canals.

This beautiful home made our staycation so easy and fun. With 4 adults and two toddlers, we loved the number of bedrooms, two cribs, etc so we all could easily rest and relax. Being able to enjoy adult time downstairs, while the toddlers were tucked in upstairs in the evenings was key to making sure we got to enjoy every minute of my sister and brother-in-law visiting us. We loved staying at the Milwood Avenue Residence!

Jo-Ann and David were such gracious hosts. Their home is truly stunning with a wonderfully appointed kitchen, fluffy towels, the softest sheets, and such comfortable beds... every inch is light-filled and lovingly cared for. It's also situated in a fantastic location in Venice - just a short walk away to the main street Abbot Kinney where you'll find an eclectic mix of restaurants, art spaces, clothing stores and everything in between. The perfect home away from home in Los Angeles: beautiful interiors underlined by inspiring art and furniture, all bathed in natural light by the great transparent architecture and surrounding gardens. But all of it came to life through the most wonderful hosts you could wish for: Jo-Ann and David were simply the best and our 5 year old daughter wanted to move in permanently. We were spoiled with fresh flowers, Aesop products throughout the house and to top it off: simply the best blueberry scones we ever ate, thanks Jo-Ann!!!! Also perfect location in the heart of Venice, walking distance to restaurants and the beach, grab the best ice creme in LA after and then hang out with the kids at the playground 1 block from the house. Simply a dream - Thank you!

Wonderful townhouse just as pictured. JoAnn and David could not be more gracious and responsive. Great location and around 20min walking from the beach. Lovely clean decor, Aesop products, abundant light, stocked with kids toys and a fantastically well equipped kitchen (even with abbot kinney restaurants a few minutes away). We travelled with a baby and toddler who both enjoyed the house. Few things to keep in mind- As the other reviewers mentioned, it is very bright particularly the bedrooms, so those with young children should bring portable blackout blinds. There also is a back house in the same yard which may have other renters.

We had a wonderful time at Jo-Ann's. The unit is the back half of Jo-Ann's duplex (she and her husband live in the front with their dogs, and there are a couple of separate studio / 1BR units in the back). It was a perfect fit for our needs, traveling with our 17-month-old and her nanny. We like booking travel on Kid and Coe because it enables us to pack light, and this home definitely lived up to our expectations! There was a wonderful crib (including toddler pillow and duvet), several shelves stuffed full of toys and books, sand toys, a high chair, and a sturdy Bugaboo stroller for getting around. We had two carry-on suitcases and a carrier for our daughter, and simply took the Big Blue Bus from LAX. It's a 20-min ride and only a 5-min walk to the house from the bus stop. The only thing we regretted not bringing was our toddler bike seat - Jo-Ann has bikes but no toddler seat, so next time we'll rent one when we get there. As expected, there were no stair gates and no fencing around the koi pond. But it turned out to be not a problem at all, even for our curious and adventurous little girl. She LOVED sitting at the koi pond splashing her feet, and spent a lot of time running around the property grounds barefoot, and feeding Jo-Ann's dogs. :-) Overall, just a wonderful experience and we'd love to stay here again in the future!

We had a lovely stay at the Milwood Avenue residence. The area was fun to explore with great food and playgrounds nearby. We were pleased to be able to see and do so much on foot with our toddler. Rare in LA! Jo-Ann was a lovely host and made sure we had all we needed.

We were fortunate enough to stay at Jo-Ann's gorgeous Venice home for almost three weeks. Everything about the home was truly magical. The mid-century design, incredible artwork, all the natural light, location, freshly baked cookies and vases of tulips waiting upon arrival -- it was all just perfection. I can't rave enough about this home. I stayed at the home with my husband and very adventurous 2 year old son. The house had a crib (actually the only crib that our son hasn't been able to jump out of), high chair, gates for the staircase, bath toys, books, and more. You can tell that a lot of thought went into preparing the home for our visit and that Jo-Ann and her husband take a lot of pride in getting all the details just right. Another feature that must be mentioned is the location of the home. The home is a 3 minute walk (which would probably be cut in half if we weren't walking with a two year old that stops at every flower) from all the action. The best restaurant in Venice, Gjelina, is actually at the end of their street -- and trust me, it is as good as Zagat and all the foodie blogs say it is. If you are thinking of taking a vacation to the west coast with the family, do not hesitate for a second when it comes to this Venice home. We have stayed all around Los Angeles and Venice is the best when it comes to family vacations. There is a park on every corner (one of the best parks is one street away from the home) and your walking distance to the beach. My son was in heaven here because everywhere we went there were lots of kids to run around with. We seriously can't wait to go back!

This is a beautiful guest house with plenty of room for a family, very centrally located in Venice. I very much recommend it for 1-2 families and we had a great stay. A few things to note: - There are steep unprotected stairs, which makes it not ideal for a walking toddler (this was clear from listing) - The outdoor space is cute but has an unprotected pond, also not ideal for little ones (also clear on listing) - The house is surrounded by other houses on all sides and thus quite noisy during the day - The kids' room does not have blackout shades which means it gets very bright early
