This stylish beach house in the Water Mill neighborhood of The Hamptons features a gated swimming pool and a whole host of baby and toddler essentials. It sleeps 6 + 2. This is a great space for families, with toys to entertain kids, a private swimming pool in the backyard and luxurious new amenities and interiors to make parents feel pampered. One of the bedrooms is downstairs, so families with older kids or grandparents can have some privacy. The big draw for this area is the beaches: the whole family will love exploring the miles of sandy beaches on the south and the water-sports centers all over The Hamptons.

Why Kids Love it

The hosts have 2 children under 5 years old, so there’s plenty here for younger kids, including indoor and outdoor toys and pool toys as well as a water table and mini trampoline. The outside is the best part for little ones: the backyard is big enough for kids to run around and play (and parents won’t have to worry about their safety near the gated pool). For babies and toddlers, the hosts provide a changing table, lalo high chair, children’s utensils, full-sized crib, Baby Bjorn pack and play, foam play mat tiles, a suction bath seat and a newborn bathtub. Older kids and teens can also play in the front yard, which is perfect for throwing footballs or playing lacrosse.

Things to Know

Minimum stay: 21 days (34 days during August). A discount will be provided for booking June + July and August will be booked monthly including Labor Day. Hosts will cover most utilities and maintenance with electric costs up to $500, renters will pay any overage as well as pool heating as used. Basic cleaning will be covered, anything additional would be charged to renters. Safety notes: the pool is gated. The stairs are not gated, but the hosts may be able to install stair gates on request. There is no beach pass, but public beaches are close by that allow non-residents to purchase parking passes. There is a garage attached to the house for storage of extra supplies, drinks, etc. There is space to park 3 cars - car rental is recommended and the street the house is off of is not recommended for walking as there is traffic on it. The house comes with air conditioning, dishwasher, washer/dryer, TV and WiFi. Other amenities include filtered water, Traeger smoker/grill, a fire pit, Sonos speaker, Avocado mattresses and more.

About the Location

This residence is located slightly north of Highway 27, between Water Mill and Southampton in The Hamptons, NY. It’s a 5-minute drive from Southampton town, where there are choices of eateries, stores and parks. There are public beaches close to the house that allow non-residents to purchase parking passes - it is a 6 min drive south to the beach in Southampton (the cut at Flying Point is a favorite). The house is also located close to many family-friendly activities, including farms for strawberry picking or feeding animals, the Children’s Museum of the East End, weekend farmers markets, vineyards with live music and more. The Southampton and Water Mill Jitney stops are both close by for access to New York City (10 minutes and 3 minutes’ drive respectively) and there is a train station in Southampton. The international airports in NYC are around 2.5 hours’ drive.

Accommodation Details

This residence has 3 bedrooms and 2 bathrooms, set over 2 floors. The house sits on an acre of land, with a fenced-in pool (20x40ft), an ample deck space and plenty of space between the house and the pool for running around. Upstairs, there is a kingsize bedroom with an ensuite bathroom. Downstairs is a second bedroom with a set of bunk beds plus a crib and an additional kingsize bedroom and the second bathroom has a bathtub. The hosts also have 1 travel crib. There’s a spacious open plan living room with a cozy fireplace and sofa area, a contemporary kitchen and a dining table (seating 4).

Style Notes

Contemporary beach house. This light, contemporary home gets plenty of sun and has been newly furnished by the hosts with a laid-back mix of pieces from Serena and Lily, Target and Lulu & Georgia. The house boasts traditional features such as exposed beams in the living room and a rustic brick fireplace, juxtaposed with modern marble countertops and new equipment like a toaster/air fryer, juicer, food processor and more. We love the neutral color scheme, dotted with coastal-inspired artwork, as well as the welcoming textured rugs and the natural wooden dining chairs.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
