This family home in Easebourne, near Midhurst, is in the heart of the South Downs National Park with a lovely garden. Designed for families, it includes a large full kitchen and social cooking and dining area overlooking the lavender-filled garden. The dining/ patio/ BBQ area is a fantastic sun trap on long summer days and there is a sofa area to enjoy a gin and tonic as the sun sets and the kids run, play, and swing. The master bedroom boasts a kingsize bed and has an ensuite bathroom with double rain shower plus jacuzzi bath. There is a separate family bathroom. There is a log burner in the kitchen area and an original fire in the sitting room. Enjoy afternoon picnics at the polo at Cowdray Park, a few minutes’ walk away, and Sunday roasts in the award-winning pubs nearby.

Why Kids Love it

Fully set up for kids, the house has a playroom with toys and games suitable for boys and girls 0-8. The 2 children's bedrooms include 1 with a dolls house, many books and a cabin bed and another with space-themed walls, a giant train track and old fashioned play garage. The garden is a children’s delight with a sandpit, Wendy house, trampoline and swing as well as plenty of space to run around and ball games. A crib, high chair and bath toys are available on request. There are 2 local playgrounds nearby. Fisher's farm adventure park is only 20 minutes down the road, and West Wittering’s award-winning sandy beach are 40 minutes away.

Things to Know

Minimum stay: 2 nights, increasing to 4 nights in August. The garden is fully gated and enclosed for small children and pets. All sash windows have window locks. There is private off road parking at the rear of the garden. There are black out blinds in both bedrooms plus master bedroom. The utility room has a washer dryer and heat rail. Up to 1-2 well behaved dogs are welcome by prior arrangement. The stairs are quite steep but stair gates can be fitted on request. Both children's bedrooms and the adult bedroom have black out blinds. There are 2 parking spaces out the back of the property. The garage down the road is open until 11pm. There is also a Cook nearby if you don't want to make your own food. A trusted babysitter lives next door. Car rental strongly advised for this location although you can walk to many places from the house.

About the Location

The house is in the heart of the South Downs National Park around 30 minutes north of Chichester. It is a 5-minute walk to Cowdray Ruins and the polo fields, and to the historic market town of Midhurst. Within a 10-minute drive away is the historic market town of Petworth with its antique shops, beautiful stately home, Capability Brown gardens, park (with lakes and deer) and open air concerts. Goodwood is 20 minutes away (11 miles) with its motor and horse racing; there are numerous other National Trust houses and gardens in the area. Arundel Castle is just 25 minutes away by car. Local pubs include the highly-regarded The Noah's Ark in Lurgashall, the Duke of Cumberland in Henley, the highly regarded Horseguards Inn in Tillington as well as many others. There are also many excellent local vineyards for tours and tasting. Cowdray Park is opposite the house and is recognised as ‘the home of British polo’. Matches are played from April to September on both weekends and weekdays, the highlight being the Jaeger-LeCoultre Gold Cup in July. Gatwick airport is an hour's drive away.

This 4-bedroom home includes a large open plan kitchen/ diner/ sofa area that opens to a garden. The ground floor also includes a playroom, sitting room with working fireplace, utility room and downstairs toilet. The first floor includes all 4 bedrooms: 1 master bedroom with ensuite bathroom and kingsize bed, 1 bedroom with double/fullsize bed, 1 children’s bedroom with cabin bed and 1 children’s bedroom with double/fullsize bed. There is a family bathroom with bath and shower. A toddler bed and double air bed may be available in addition. The garden includes a trampoline, a sandpit and a Wendy house.

Style Notes

Modern Victorian. This spacious family house has original Victorian features including high ceilings, fireplaces and sash windows. The sitting room has an evening feel with rich blue wall colour, copper lighting and plush velvet sofas with 2 French mirrors while the kitchen is large, bright and sleek with a white exposed brick wall. Wooden floors cover most of downstairs. The playroom is bright and colourful and the master bedroom has a serene feel with light grey walls and white wooden floors and has a French-style Loaf bed. We love the wonderful garden, the great selection of books and toys and the countryside views.

Play on Worthing's shingle beaches, visit Arundel Castle and watch a game of cricket on a village green. Half the county is protected countryside, including the chalk hills of the South Downs, making it a great place to visit if you like walking, cycling and watching birds.
