Perks for the Parents

This cedar-shingled 2000 sq ft home with 1.5 acres of land around it has plenty of space inside and outside for play and cozying up with the little ones. There is a large living room with an expandable dining table with seating for 10, 2 large sofas, a TV, a piano, and a play/kids table, making it ideal for entertaining the kids and parents separately. The kitchen features its own large table with a bench and several chairs. One of the 2 master suites has an interconnecting kids room, ideal for those with younger kids.

Why Kids Love it

Kids love to climb the trees, let their energy out on the trampoline, spot little fishes and water runners on the stream and play tag until the sun drops, then roast marshmallows in the fire pit and finally collapse into dreamland. The kids room has plenty of books for kids under 10 and some toys. A playable for 2 to 4 where kids can draw or work on art projects can be folded away when not in use. There is also a foosball table. Woodstock has a great public library with kids books for all ages, 2 kids toy stores and a well stocked book store, The Golden Notebook.

Things to Know

Minimum stay: 3 nights in Spring/Fall/Winter, 5 nights in July and August. While the property is very kid friendly, it is advised to supervise younger kids at all times while playing on the trampoline and by the stream. The grounds are fully fenced but include a stream and bridge, with no railings. The owners will be replacing a retaining wall to make the back even nicer. Car hire recommended. Two Kidde high chairs for toddlers are also available.

About the Location

The residence is a 10-minute car ride away from Woodstock, located between Woodstock and Phoenicia. It is 5 minutes from Kenneth Wilson State Park and fishing, hiking and mountain bike trails nearby. Bellayre and Hunter Mountain are about half an hour away. Swimming holes in nearby streams offer cooling and adventure for the whole family. There are plenty of family-friendly restaurants including The Bear Café, Cucina, Oreole 9 and the Red Onion nearby. NYC is approximately a 2-hour drive away.

Accommodation Details

This 2 story 4 bedroom farmhouse has 2 suites, an eat-in kitchen, large living room with wood burning stove and 1 ½ acres of land. Suite 1 has a kingsize bed, kids room with a twin and a toddler bed and TV room. Suite 2 has a queensize bed and an extra room with a single bed. Both have a full bathroom with bathtub/shower. The extra room has a twin field (folding) bed and is ideal for a young teenager. The entirely fenced land includes a stream with a bridge, large firepit with seating for 12, trampoline, organic vegetable garden, magnificent views and fruit trees.

Style Notes

Traditional countryside styling with cute family-friendly touches. The house is an eclectic mix of furniture and art work with modern touches in the kitchen. The appliances in the kitchen are of a great standard and include a Bosch dishwasher. The kids room has bright friendly colors with a subtle cloud and sky ceiling. The main living space has a traditional fireplace, wooden floors and exposed beams. We love the peace sign sticker on the fridge in the kitchen.

House is great for 2 families coming together because the upstairs sort of has 2 wings that may be closed off, and each wing has a full bath and 2 bedrooms. We loved the kids room with 2 twin size beds-- tons of books and toys. Lots of great toys/puzzles in the living room too. We went in the autumn when it was chilly outside but the house was very well insulated-- we had to turn the heat down! Cons: Poor lighting-- obviously don't notice it during the day b/c of the many windows but the dining/kitchen/living rooms were all quite dim at night. Also, the TV broke the first night which was bad only at night b/c we (the parents) wanted to watch movies while the kids slept. Cell service is also very bad. Backyard is beautiful but a tad dangerous given there's a creek with no fence-- not an issue for older kids. Owner was the NICEST and very apologetic about the TV. Would be helpful, however, to perhaps leave an info. sheet that tells you where things are, like garbage bags, extra dish soap, etc. so I don't have to keep bugging the owner. I would come back...just add more lights, please!
