This luxury, family-friendly fairy tale residence in the heart of the beautiful Margaret River region has its own koi pond, swimming pool, hot tub and huge loft playroom – both kids and adults will have a ball here. The majestic, grand estate is nestled near the ocean and between some of the region’s iconic wineries – parents can enjoy tasting sessions and tours. The residence sleeps up to 12 comfortably with 4 kingsize bedrooms and a children’s room where they can all have fun together with 2 king singles and 2 trundles. The estate is partnered with the Cape Lodge Restaurant nearby so parents can sneak away for a romantic dinner, leaving the children with a babysitter, knowing they are walking distance away.

Why Kids Love it

Dubbed ‘the castle’ by some of the pint-sized (smaller) guests here, this place has a number of quirks that give it an enchanting story book-feel. Outside there is the pool with shallow areas, a folly and pond and koi carp to feed. Inside, there’s an enormous, gated loft consisting of a TV / playroom room complete with Xbox and plenty of games, a ball pit and wooden train set for toddlers. The stand out feature is the wooden play kitchen, market and ‘Birdwood Café’, complete with tables and chairs for customers and its very own menu! There's a grassy area out front for ball games. The beaches and the ocean are not far away for days of surf and sand.

Things to Know

Minimum stay: 3 nights. The property has a gated pool but an ungated farm dam and koi-filled pond where non-swimmers should be supervised. The house itself has 3 stories with the top loft fitted with a baby gate. An option of an infant pack containing baby essentials can be provided free of charge. It includes a crib, high chair, bath and thermometer, quality baby toiletries, steamer, sterilizer, bottle-drying rack, baby monitor, change mat, co-sleeper, cellular blanket, cutlery and a padded playmat. The Stables are the studio and workshop for the estate’s artist in residence, Alan Meyburgh. He offers private workshops and is a wealth of knowledge on the area.

About the Location

Birdwood Estate is located in Margaret River’s Golden Triangle in Western Australia. It’s an easy drive to nearby wineries and breweries, local beaches and shops. The area is a foodie delight with local producers selling everything from olives, nuts, cereals, jams, chocolates and cheese. Family activities include Sunflower Animal Farm, Yallingup (sheep) Shearing Shed and Mirravale Riding School. The more adventurous can try ba Bushtucker canoe and river tour. Beaches are plentiful and the picturesque Injidup Beach is just 15 minutes by car. Fly into Perth and hire a car (you’ll need one to get around). The drive to Birdwood Estate is just under 3 hours down the coast.

Accommodation Details

This 3-storey residence has 5 bedrooms and 3 bathrooms. On the first floor is a farmhouse kitchen with an oversized oak table seating up to 12, an Aga oven and a family-sized fridge and dishwasher. The lounge overlooks the lawn and the lake. Also on this floor is the kingsize Blue Wren room with a view of the gardens. Upstairs on the 2nd floor are 4 more bedrooms: the master kingsize Kookaburra Suite has a 4-poster bed, fireplace and access to the veranda and ensuite bathroom with XX ; the kingsize Honeyeater room has bay windows and a reading nook; the kingsize Spinebill has a fireplace and access to the veranda; while the kids’ Cockatoo bedroom has 2 kingsize singles / twins with trundle beds and sleeps up to 4. In the loft is the TV room with a 55” smart TV with Netflix, a smart speaker and Xbox and a playroom is filled with toys and games. In the gardens is a salt chlorine pool with a spa / hot tub, an outdoor dining area and 6 burner gas BBQ, a gazebo and the estate’s own folly and pond.

Old-world charm and contemporary luxury. This stately Queen Anne Federation residence with its very own turret is built of solid limestone and is full of its original character with distinctive features such as 4 open fireplaces, soaring ceilings, traditional bay windows and exposed beams salvaged from Westralia railway sleepers. Its newly furnished interior takes its inspiration from the rustic interiors of Soho Farmhouse in the English countryside. The beautiful bathrooms feature imported vanities for a relaxed, quintessentially Hamptons feel. We love the high-ceiling kitchen with wooden beams, a chandelier and oak table that manages to feel grand and rustic at the same time; the high quality linens and décor in the hotel-style bedrooms; and the surrounding natural beauty of tropical trees, birds and the occasional kangaroo.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
