This beautiful property in the hamlet of San Giovanni, a half hour stroll from Bellagio, has lake views, an expansive garden and plenty for young and old children alike. Comfortable and spacious, it is in a great location, near to lake beaches and with a restaurant, coffee shop and grocery store nearby in the village. The kitchen is well equipped with everything you need, including kid-safe plates and glasses. The penthouse offers privacy for grandparents, a nanny or additional children, and has a bedroom, bathroom, living room with queensize sofa bed and kitchenette. The garden is filled with fruit trees and is a great place for the kids to play. Relax and enjoy the historical villas across the lake from almost everywhere on the property, including the grassy living room balcony and the terraced fruit-tree garden.

Why Kids Love it

Set right beside the lake, this villa has outdoor space where the children can play, and plenty inside to keep kids happy. The villa has play room, toys, a kids table and books to enjoy. Inside, the living room and outdoor/indoor space are large enough so kids can play and adults can entertain at the same time. The hosts provide a high chair, crib and bed rail for toddlers on request, and are very happy to recommend the unique activities for small children or bigger kids in the area. There is a playground with slides, swings and a small zip line just 5 minutes’ walk away. Ten minutes away, you’ll find a pebble beach where you will run into the local children in the summer. Villa guests can also request a pool pass for a swimming pool in downtown Bellagio, just 3 minutes driving distance away or 20 minutes on foot.

Things to Know

Minimum stay: 3 days. Weekly Saturday to Saturday rentals are preferred and given a reduced rate plus cleaning fee. Heating is to be paid locally at the total cost of €300 per week. The ungated stairs can be the only danger if small children are not supervised, but doors can be closed to avoid having small children going up and down without supervision. One bedroom has access to a balcony. All restaurants in the neighborhood are family friendly. Car rental is recommended, although public transportation is easy during the day. There is a bus stop right in front of the property, and a train shuttle 5 minutes’ walk away, plus a boat dock 3 minutes’ walk away. Rental includes air conditioning, WIFI, and HD TV with stereo Bluetooth music player/ streaming.

About the Location

The villa towers over the small hamlet of San Giovanni, a few kilometers from Bellagio in the south of Lake Como. San Giovanni has a quaint harbor, boat landing, pebble beaches, historical church, restaurant, boat slip, grocer, coffee shop and enoteca. Nearby attractions include the amazing gardens of Villa Melzi, 15 minutes’ walk away, and downtown Bellagio, a 30-minute walk away.There is a small ferry boat landing 5 minutes’ walk from the villa. There are 3 good restaurants between 5-15 minutes’ walk away, and other restaurants in the area offer a driver. Milan Malpensa Airport is a 1.5 hour drive away, while Milan Bergamo Airport is just over an hour’s drive away.

Accommodation Details

This 3,800 sq ft property has 4 bedrooms and 4 bathrooms and is set over 3 floors. The ground floor has a spacious and comfortable living room with doors to the terrace, plus a compact galley kitchen with a hatch to a dining room. Upstairs, there are 3 bedrooms: 1 with kingsize bed (optional: 2 twin beds), 1 with 2 twin beds and 1 with a kingsize bed. Bathrooms include baths and showers. All bedrooms have the space to fit an extra crib. There is a laundry room with washer and dryer. The self-contained penthouse is on the third floor and is connected through a staircase in the middle of the house. It has a bedroom with 2 twin beds, bathroom, living room with double sofa bed and kitchenette. Outside space includes a large private garden (32,000 sq ft) with dining area, fruit trees, barbecue, loungers, and private parking for up to 4 cars.

Historical gem. Dating to 1800, this classic and historic property is filled with charming details, from high ceilings to antiques, unique furniture and accents typical of Northern Italy. All modern comforts are included to make a stay here characterful, charming and easy. Views of the lake, mountains and garden are enjoyable from every room in the house. Inside, plush red velvet sofas invite lazy days in the beautiful lounge, and bathrooms have lake views for when you’re brushing your teeth. We love the wonderful location, walking distance from the village, lake and local town, and the characterful details, from wooden ceiling beams to wheelybug toys.

Villa Poletti is owned by the same family since late 1800s and was recently updated. We were born and raised in Bellagio and are very happy to share all we know about Bellagio and its neighborhood. We are very happy to share our home with you. We have two small children and they always love staying at our house as it is spacious, we have toys and games, there is a nice grassy terrace overlooking the lake and there is a big garden where children can hide in between the fruit trees and run around. The lake and pebble beaches are just three minutes walking distance from the property and there is also a playground 5 minutes walking distance that my children love because there is a zip line. Once the reservation is confirmed we will send you a Welcome Letter with helpful information such as restaurant recommendations, places to visit, various fun activities for children as well which will make your vacation a memorable one. In addition we offer Chef services, food deliveries, babysitting, maid and concierge services upon request. We can customize your experience from a culinary tour to a fishing experience.
