Perks for the Parents

This 1-story detached house is in an estate formerly owned by Bette Davis, just 15 minutes from downtown LA with a shared saltwater pool, drought-resistant sandy garden and a lavender maze. The back gate leads to family-friendly Griffith Park. It was the former stableman’s quarters, dating to the 1940s. There is only 1 bedroom but air beds can be added to the lounge. To reach the property, you have to drive through the original gatehouse of Bette Davis’ house Riverbottom. There are views of Mount Hollywood and the San Gabriel Mountains from the pool and of horse paddocks and the LA Equestrian Center from the back windows of the house. The host can also can offer a stocked fridge, art lessons, and horseback riding. There are horses on the property.

Why Kids Love it

The property is surrounded by orchards and a stable, and has a saltwater pool, shared with a small collection of properties in the estate. There is a lavender maze,outdoor seating and dining and a 'beach' for making sandcastles or practicing zen gardening. The chickens are a big hit with the kids, and there is bike riding in the front car park, all gated and secure. It is 15 minutes from downtown LA, and the back gates leads to Griffith Park with Travel Town, the LA Zoo, the Autry Museum, horse riding, playgrounds and much more to discover. The kids will love the Warner Bros, NBC, CBS, Disney and Nickelodeon studio tours minutes away, along with Hollywood and Los Feliz.

Things to Know

The residence is all on 1 level. Note that the living room and bedroom are separated by a curtain, not a door. There is parking outside and car hire is recommended. There is WiFi throughout. Extra air mattresses are available on request. The residence is part of a small complex of 4 properties that attract a variety of family and non-family guests. A pack'n'play may be available - please request on booking. The pool is gated during the week and sometimes ungated at weekends. There is no bathtub. There is Apple TV and Netflix. Some kitchen equipment is close to the floor. This can be moved if your the little ones are inquisitive. Please note that the rate shown is based on 2 adults and 1 kid. There is a $40 per night charge for a 2nd kid. Pets will be considered for an additional fee. Smoking is only allowed outside.

About the Location

This unique estate is in Griffith Park in the heart of Los Angeles. While just 15 minutes from downtown LA, it is not uncommon to see a cowboy riding down the street, as many of the private houses in the area have horses. It is close to the 5 and 134 freeways for parents working in the city or wanting to take day trips to Disneyland, Universal Studios, Hollywood and more. The estate has views of Mount Lee (where the Hollywood sign is located) and backs on to Easter Field with Griffith Park beyond it. It is 40 minutes’ drive from LAX.

Accommodation Details

This 1-bedroom single story house has a simple master bedroom with queensize bed and small fold out couch that can be used as a second bed, lounge area with easy chairs and TV, kitchen-diner with dining table for 4 and sofa (not pictured), and bathroom with tiled shower. The shared grounds include a saltwater pool, gardens and an orchard. The house is the most private property in the estate, at the far end of the sandy back yard.

Style Notes

This house is at the heart of Bette Davis’ former Los Angeles estate, Riverbottom, and is named after Humphrey Bogart’s character Michael O’Leary, the stableman in her 1939 film Dark Victory. It is bohemian and Moroccan in style, with tribal rugs and original artwork and retains some original features, including exposed beams. We love the high ceilings and bright red chairs around the small dining table in the open living space.

I am a mom of two school-age children, Winston and Vivienne. I'm originally from England but have been here in LA for 15 years. We split our time between Rivergate House and Sunset Ranch, my husbands horse riding facility on the Hollywood side of Griffith Park. I am also a keen painter and can often be found in the studio or pruning the lavender in the garden.

My family absolutely LOVED our stay at the O'Leary Residence. We nearly didn't make it into the house upon first arriving because there was so much to enjoy on the grounds! Even the directions from the parking area to the house itself are like walking through a storybook. When we finally were able to tear ourselves away from the garden, pool and pergola, we found the house set up perfectly for our family of three adults and one toddler. Amy's attention to detail was much appreciated - fresh flowers, fruits, coffee, a curtain between living spaces for extra privacy for our slightly larger group. The location at the edge of Griffith Park was enormously convenient for work in Burbank and Hollywood, kid-friendly adventures (pony rides! the zoo!), good food and shopping. The whole estate has a rustic elegance that just made us feel so at home and relaxed in a way I never expected to feel in LA. As we were packing to leave, I think my 2-year-old spoke for all of us when she laid on the rug and lamented, "I just want to stay here every day."

The kids loved the salt water pool and the chalk provided for them to 'illustrate' the stepping stones. The kid beds provided were comfy and welcoming. We found the location convenient to Griffith Observatory and Hollywood, and appreciated an oasis of quiet in LA. A comfortable home with rustic touches such as horses' smell and sounds next door. Be prepared for cobwebs on the higher windows.

We loved staying at the O'Leary house. Cozy, comfy, elegant and just enough room for my husband and I and our two young kiddos. Our host Amy was so welcoming and accommodating...we really felt like we were at our home away from home. The pool and hot tub were the highlight for the kids. The photo in the listing shows a big expanse of lawn, but it has since been replaced with a more drought-friendly design. Beautiful! We occasionally saw a few other guests off in the distance and waved, but overall had a very private experience of the grounds and home. Did I mention there was an outdoor shower? Horses and a donkey were on the next door neighbor's property...we could hear them neighing and huffing about once in awhile which the kids got a kick out of. A few chickens though were clucking around in the stables. Close to the freeway and a quick drive to LA proper, all the sites and all the action. Would recommend and would stay again. Thanks!
