Kensington Palace Gardens is home to royalty and notable global families, and this neighboring terrace is almost as beautiful. You couldn’t be better located for parks, museums, shops and eateries - and with a tube station just 4 minutes away on foot, it’s easy to get around the city too.

Why Kids Love it

Children will love the top floor bedrooms, where they can hang out (away from parents) with siblings or friends and make their own kids' level. It’s also ideal for teens who need a little privacy. A wooden high chair in the TV room can be used for babies up to 3 years, and there’s a little courtyard garden if they need some fresh air. Nearby, they’ll love the playgrounds in Hyde Park or Holland Park, and there are easy breakfast and bagel stops nearby at Notting Hill Gate for easy family brunches.

Things to Know

Young children and toddlers are welcome but must be supervised - the house is not equipped with safety gates or other child safety devices. Please note that whilst board and card games are welcome to be played at the drawing room table, it is a very delicate antique and meals are preferred to be taken in the kitchen downstairs. Please note: the cellar is private and the study on the top floor will be locked. To rent this property, the minimum age requirement is 25 years old. No smoking, pets or parties. This apartment is managed by a professional property management team with local agents in the city should you need additional help or services during your stay.

About the Location

This hugely desirable location is just a few moments from Hyde Park, where you can see Kensington Palace itself and the popular Princess Diana Memorial Playground. It’s also walkable to Notting Hill, for west London’s best eateries and restaurants, and access to the rest of the city via Notting Hill Gate station. Head south for shopping at Kensington High Street or walk 10 minutes west to visit Holland Park’s amazing playground, also home to the Design Museum. The museum of South Kensington are less than 15 minutes by tube.

On the first level (raised ground floor) you’ll find a drawing room off the hallway, which opens to a dining area and a balcony that overlooks the garden. On the lower ground floor is the kitchen, with two ovens, two grills, gas hobs, and ample workspace. A breakfast table overlooks the pretty patio garden, perfect for summer evenings, while the adjoining open-plan living area includes an informal sitting room and TV. This level also includes a utility room with washer and dryer, a guest WC, and access to the private patio garden. Up to the first floor and you’ll find two luxurious bedrooms: 1 kingsize and the primary super kingsize room, both with ensuite bathrooms. On the top floor are the final 3 bedrooms: 1 kingsize, 1 twin room, and 1 more guest suite with a kingsize bed and ensuite bathroom. The top floor is also home to the family bathroom.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 15% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 15% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
