An idyllic luxury retreat in the Catskills with a private heated pool, 5 acres of landscaped gardens and a basement hang-out for kids. It sleeps 6. At the end of a private road, you’ll reach this peaceful farmhouse that’s ideal for family vacations. It boasts a gorgeous pool, bluestone patio, screened-in porch, barn, greenhouse and vegetable gardens, as well as renovated contemporary interiors. Here you’ll find everything you need for a family stay: there’s plenty of indoor entertainment for children, the grounds are fully fenced for kids to run around and explore, and it’s easy to supervise older children playing outdoors from the comfort of the screened in porch.

Why Kids Love it

The residence has tons of toys, books and board games, as well as indoor and outdoor activities for kids of all ages. They’ll find plenty of pool games and floats for the summer and the pool is heated from May to September, weather permitting. There is a full-sized soccer goal outside for aspiring soccer stars to practice, as well as lots of recreational space in the living room and newly-finished basement bunk room with a game table for indoor play. For babies and toddlers, hosts can provide a Pack n' Play, a high chair, baby food maker and a rocking chair.

Things to Know

Minimum stay: 3 nights, but ideally a week or more. Bookings are based on 6 people, each additional guest will be $100/night. Safety notes: the property is gated and fully fenced. The house is child-proofed but there is no baby gate for the stairs upstairs or down to the basement. Pool has a safety fence and an electric cover. The hosts have a lot of high-end, designer and custom furniture, so they ask that you are careful with it during your stay and treat it as you would your own home. There is no garage but there is parking on the driveway - car rental is essential. The house is on a gravel private road, so in winter, a vehicle with 4 wheel drive is recommended, as it can get icy. The barn, greenhouse and basement gym will generally be locked during the rental, but the hosts may be able to accommodate specific requests for additional use. Sorry - no pets or parties.

About the Location

The house is located in Kerhonkson, a great little Catskills town. It’s around 2 hours northwest of New York City by car. Close to the Gunks (for rock climbing), great hiking including Minnawaska State Park, the local hangout Ravenwood (a cafe/farm/showcase for local artists) as well as cool breweries like Rough Cut, Arrowood Farms and Westwind Orchards. You can visit local farms with farm stands like Damn Good Honey and Saunderskill Farms and find fun kids activities like apple picking, hay rides, pumpkin picking and a petting zoo at Kelder Farms. You’ll find upscale farm-to-table dining and community activities at Inness Hotel and Resort, Hasbrook House and Starlight Motel nearby. It’s also close to skiing at Bellayre, Hunter and Windham in winter and within easy reach of Accord, New Paltz and Ellenville.

Accommodation Details

The residence has 4 bedrooms and 4 bathrooms, set over 3 floors. Downstairs, there’s a sophisticated living room, a screened-in porch and the open plan kitchen/dining room. Upstairs, the primary bedroom has a kingsize bed with an ensuite bathroom and free-standing soaking tub. The second bedroom has a queensize bed with an additional trundle bed. The third bedroom has a full-size bunk bed plus a single trundle. There is a family bathroom next to the kids room, with a shower and bathtub. The basement has a den and a bunk room with two sets of twin bunk beds, plus laundry facilities. Outside, there are several sets of outdoor furniture - pool lounge chairs and a table for outdoor dining on the patio. There is also a fire pit for making s'mores and Adirondack chairs for lounging.

Style Notes

Modern farmhouse. This is a modern stylish home where every detail is considered. The hosts have chosen to keep the style bright, modern and airy, with lots of windows to allow light to flood in. Most of the art in the home has been curated from a selection of work by local artists, including furniture makers, wood workers, ceramists, sculptors, and multimedia artists who live in the area, as well as a few pieces from the host’s travels to Cuba, Eastern Europe, Turkey Nepal, Tibet and South Africa. We love the striking contemporary four-poster bed in the primary bedroom, the wide spacious hallway and those charming traditional exterior window shutters.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
