Tucked away by the River Tamar in one of the most lush parts of Cornwall, this converted barn has plenty of space for all the family, woods to explore and kids equipment to help you travel light. Set well away from roads, with plenty of space for adventure and getting outdoors, there are treats for adults in the shape of a luxurious hot tub and a spa treatment room where pampering treats can be arranged without even having to leave the barn. The main open plan living space includes a kitchen and dining area and cozy lounge with wood-burning fire; the kids can be as noisy as they like in the separate playroom or outside. Close to Plymouth and under an hour from the Eden Project and the Lost Gardens of Heligan, there are beaches, watersports and National Trust properties within easy reach.
Why Kids Love it
There is plenty of outdoor space to explore including a play area, mud kitchen, woods with playhouse and den, river beach walks, a games room with table tennis and a tennis court. The hosts can provide a variety of items for babies and young children including a high chair, crib, travel crib, beach sun shelter/tent, baby bath, mat, potty, toddler steps, toys and more. Bedrooms include one that is ideal for kids with a bunkbed, and another with a twin bed. The National Aquarium in Plymouth is a great spot for a day out; the nearest sandy beaches are on Cornwall’s south coast, around 30 minutes drive away, at Looe, Portwrinkle and Seaton. The hosts can provide lots of local information about activities and suggest day trips.
Things to Know
Minimum stay: 3 nights (except Xmas where there is a 7 night minimum). The barn has 2 floors and the hosts can provide a stair gate if required. The gardens also have steps - little children may need a hand. External doors are lockable with a key. Kids should be supervised in and around the hot tub. Car rental essential. The closest big supermarkets (both 20 minutes drive away) are Waitrose in Saltash, on the Cornwall side of the Tamar Bridge and tunnel, or Tesco in Callington. The closest shops are also in Saltash or Callington; there is a garage with convenience store about 15 minutes away. Waitrose, Tesco and Sainsbury's delivery to the farm regularly. The nearest walkable 'beach' is mud flats, not suitable for swimming or paddling. Note that the property does not have a washer-dryer.
About the Location
The residence is in Landulph, a small village just over the bridge from Devon into Cornwall. It is approximately 30 minutes from Plymouth in a rural peaceful location with plenty to do nearby. The Eden Project is just under an hour away, and the hosts offer guests discounted tickets to this and the Lost Gardens of Heligan. In Plymouth, the National Marine Aquarium is great for a rainy day. Beaches, water activities, zoos, National Trust properties and much more are all within easy reach. The property is an hour from Exeter and Cornwall Airports, and 2 hours from Bristol airport.
Accommodation Details
This 2-floor converted barn has 4 bedrooms and 1.5 bathrooms. The top floor boasts a large open plan kitchen / living area (approx 5m x 10m) with oak flooring, dining table and a fitted kitchen with all modern conveniences. All bedrooms are downstairs: a master bedroom with kingsize bed, a second bedroom with double bed (that can be converted into 2 singles), a kids bedroom with bunk bed and a fourth bedroom with 2 twin beds (or a kingsize double if you prefer). There is space for 1 crib. The main bathroom has a bathtub. Outside, there is a private garden area with herbs, a hot tub, a table and chairs, and a tree perfect for climbing. The residence can also be booked in conjunction with our other properties on site, making it ideal for larger groups or multi-generation holidays or gatherings. There is ample parking at the residence.
Style Notes
Contemporary barn. This beautiful countryside barn conversion is named after the kingfishers found on the salt marsh nearby. It was awarded Silver in the Cornwall Tourism Awards Self Catering Property of the Year ’17/‘18 category and Highly Commended in their Wildlife Friendly Tourism Business Award category. Bedrooms are neutrally decorated and the whole property is thoughtfully put together, with minimal breakable items within the reach of young children. We love the decorated driftwood in the master bedroom, the exposed wooden beams strung with fairy lights, and the location in a lesser visited and charming quarter of Cornwall.

Tucked away on the River Tamar
Set on the River Tamar in the southeast corner of Cornwall, this little parish is a hidden delight, close to country pubs, National Trust gardens and pretty villages. Whitsand Bay is under half an hour away, a wild sandy beach, and the delightful twin towns of Kingsand and Cawsand are easy to reach by car as well.
