This thoughtfully-renovated farmhouse combines stunning architectural and interior design, with breathtaking views over the surrounding hills and valleys of Le Marche. It sleeps 12. Set in one of the most unspoilt areas of Italy, it’s surrounded by beautiful landscapes and still within driving distance of the beaches on the Adriatic Coast. The property dates back to 1485 and is set over 3 separate buildings, still retaining many historical architectural features. Parents will love the spacious and flexible layout as well as the tranquil setting, with far-reaching views from the house windows, infinity edge pool and grounds across the beautiful rolling hills of Le Marche and all the way to the ocean.

Why Kids Love it

The recently-built swimming pool (10m x 4m, with a depth of 1.5 m) is heated, so kids can splash all day long in comfort. There’s plenty of space for kids of all ages to play with toys or games in the large living area, as well as outside on the grassy lawns. In nearby Pergola, there’s an archeology museum, nature reserve, parks and playgrounds to explore. For parents with babies or toddlers, the host can supply a crib and high chair on request.

Things to Know

Minimum stay: 7 nights. Weekly fresh bed linen and towels are included. Maintenance of the house, garden and pool is managed during your stay and the housekeeper will clean twice a week; more often on request for an additional fee. The house is not specifically accessible for people with mobility problems, although 1 bedroom is situated on the ground floor. The property is surrounded by a large terraced garden with far-reaching views of the valley. There is a shaded outdoor dining area and parking for 2 cars - car rental is essential. Air Conditioning is in planning for installation by Summer 2023. The nearest airports are Ancona Falconara (60km), Umbria Sant’Egidio (80km) and Bologna (195km).

About the Location

The villa is located 485m above sea level, in the Montaiate area, 7km from Pergola town in Marche Apennines. There are essential amenities in Pergola (a bakery, pharmacy, butcher, restaurants etc). It’s close to the ancient towns of Urbino, Gubbio and Fabriano and the Adriatic coast is a 40-minute drive away, where you’ll find some of the area’s best beaches, including Monte Conero. For unforgettable dining experiences nearby, visit 1 of 2 Michelin-star restaurants in the area: ‘Madonnina del Pescatore’ of Moreno Cedroni and ‘Uliassi’ of Mauro Uliassi near Senigallia. In Portonovo, the Clandestino restaurant is also worth the drive. In summer there’s the ‘Summer Jamboree’ festival in Senigallia, the ‘Rossini Opera Festival’ in Pesaro, the historical ‘Palio dell'Oca’ in Cagli, the regional black truffle market and more. In autumn you can visit other markets such as the national white truffle Market in Acqualagna and Pergola, the olive oil market in Cartoceto and more events in Senigallia.

Accommodation Details

The property has 6 bedrooms and 6 bathrooms. There is a 3-bedroom annexe building available for rental for larger groups of up to 18 - please ask the host for details if this additional space is required. The spacious layout includes a 2-storey main building with a breathtaking entrance and grand room, a state-of-the-art kitchen, reception rooms and bedrooms upstairs. There are 5 kingsize bedrooms and 1 kids room with 2 double beds. All the bedrooms have ensuite shower rooms. Two pantries are located in the main building, along with a hub for the home-control technology and a laundry area. There is an additional stand-alone building, with a wellness area (including a spa, sauna and hamman on the ground floor, perfect for yoga with views over the valley) and another large family-sized bedroom on the first floor.

Cool and contemporary. Formerly a boutique hotel, this subtle yet modern style is designed to complement the historic shell and features chic and natural tones to create a wonderfully calm retreat. The buildings’ simple, clean lines are thoughtfully decorated with a modern mix of Nordic and Italian interior design. Much of the furniture has been custom-made exclusively for the property, together with a mix of luxury materials and unique flea market. We love the custom-made kitchen, crafted by a local carpenter, which has a natural oak island, as well as the chunky stainless steel cooker and the unique large-scale storage unit in the dining area.
