This luxurious villa in Puglia, Italy features a gated heated pool, architect-designed interiors, and landscaped gardens with a private tennis court - all nestled in 2 hectares of ancient olive trees. It sleeps 10 + 2. This spacious villa offers plenty of room for rest and relaxation for the whole family, with amazing outdoor spaces to enjoy: discover the sun-loungers by the pool, cozy outdoor sofas, and 2 shaded dining areas in the gardens and courtyard for al-fresco family meals. What’s more, the villa comes with an additional guest house (ideal for teenagers, grandparents, or a nanny) built in stone following the traditional shape of a ‘pajara’ (trullo with flat roof). This is 100 feet away from the main house, between the kitchen/living area and the lawn, and features a twin/double bedroom plus an en-suite bathroom with shower. At sunset, head to the roof terrace for a local cocktail (try an Aperol Spritz) and gaze over the spectacular views of olive groves and white-stone villages - on a clear day, you may even spot the blue Adriatic sea and Albania in the distance.

Why Kids Love it

Adventurous kids will love exploring the 2 hectares of land on this estate, where they can swing, slide, jump on the trampoline, play tennis or swim in the pool (which is heated - perfect for little ones who may be new to the water). Babies and toddlers are also well catered for, with hosts providing 2 cribs, 1 high chair, a car booster seat (for children between 4-12 years old), toys, books, DVDs, and children’s dinnerware. (Although older kids and teenagers will love the choice of bedrooms, including the option of staying in the separate guest suite if they want some additional privacy). The masseria is only 10 minutes drive from sandy beaches and family friendly beach clubs - children are generally welcome in restaurants in this region and will love the simple yet delicious traditional Italian food: pasta, pizza, and gelato. For days out further afield, kids will love the ZooSafari in Fasano (1.5 hours away), which has an amazing drive-through safari experience.

Things to Know

Minimum stay: 7 nights. There is an additional Tourist Tax of €0.80 per person per night collected by the host upon arrival (kids under 12 are exempt). Late check-in/early check-out fees may be applied. There is a fee of €300/week on top of nightly rates to heat the pool upon request. Heating in middle and low seasons may reach a max of 25 degrees Celsius. In 2023 the pool is open 1 May to 30 October. The heated pool has an electric cover, and the villa is alarmed and linked to a security service. Safety notes: the stairs leading to the roof terrace are not gated so younger children should be supervised in this area. There is a full-size synthetic tennis court available to guests, there are 3 adult tennis racquets to borrow and lessons are available upon request. Rates include a meet & greet, a welcome basket and an initial provision of basic supplies, vanity kit by Essentia Puglia, daily housekeeping (Monday to Friday; Monday to Saturday, with change of linen on Saturdays, for stays longer than 7 nights), breakfast service (Monday to Friday), all utilities, and Phone Concierge services and local support. All the bedrooms, living room and corridors offer air conditioning, and one extra ventilator is also provided. Mosquito nets have been installed on all windows. Parking is available and car hire is essential to explore this remote area. About the Location

This villa is located in Puglia, Italy. It’s 2.5 hours away from Bari international airport or 1 hour from Brindisi airport. This picturesque area is known for its traditional ‘Trullo’ houses, with cone-shaped ceilings and white-washed stone walls. The masseria is set in 5 acres of olive groves, which produce hundreds of litres of superior extra virgin olive oil. It is set in a quiet rural area, with cafes and shops around half a mile away in the village of Carpignano Salentino. The baroque city of Leece is 20 minutes’ drive (where there is a train station and tourist information center), and it’s 1.5 hours from the glistening white hilltop town of Ostuni. The coast is just 20 minutes away, where you’ll find endless miles of sandy beaches, beach clubs with restaurants, and pretty harbor towns. Visit Alimini Lakes (15 minutes’ drive) for canoe hire, hiking trails, and scenic picnic spots on the water.

Accommodation Details

This residence has 5 bedrooms and 5 bathrooms, all set on 1 floor, with a main building and a separate guest unit. The open-plan fully-fitted kitchen is equipped with all appliances and utensils, and the ancient oak kitchen table can sit up to 10 guests when fully extended. The kitchen has two refrigerators and leads to a utility/storage room equipped with washing machine and dryer as well as a guest toilet with a shower.The dining area features an impressive open fireplace built in ‘tufo’, a local stone - both the kitchen and dining area have access to the internal courtyard and lawn. The cozy living area is the perfect place to relax, watch TV or contemplate the tranquil nature surrounding the masseria. The primary bedroom features a four-poster kingsize bed and en-suite bathroom with shower. The 4 additional bedrooms each have 2 twin size beds that can be converted into doubles. One of these has an en-suite bathroom (shower) and 2 are interconnecting, sharing a spacious family bathroom with bathtub and separate rain shower. Two travel cots are available for children up to 3 years old.

Style Notes

Contemporary chic. The masseria was extended and completely restyled under the supervision of Apulian Architect Raffaele Centonze in July 2020. Nestled among 400-year-old olive trees, this newly-built masseria has been crafted by expert artisans using ‘Pietra Leccese’, the local stone, with traditional techniques. This has resulted in a unique masterpiece of elegant arches, 4 metre-high vaulted ceilings and an open plan space. The calming natural stone is juxtaposed with contemporary furnishings to create a modern take on a classic Apulian farmhouse. We love the bottle-style light fixture in the kitchen, the gorgeous covered terrace with outdoor dining table, and the modern sculptures in the landscaped gardens.
