This stunning house is a very quiet and private location - perfect for parents who are looking to get away from it all. The house has lake rights access to Hunter Lake where guests can swim, kayak and paddle board, and there are lots of hiking trails nearby for long walks in the country air. While it’s peaceful and tranquil, there’s also plenty of weekend hangouts nearby for families, including contemporary eateries, farms and breweries in Livingston Manor (15 minutes’ drive).

Why Kids Love it

The property is set on 5.2 acres so there’s heaps of space to run around and explore! It's also at the end of a quiet road so there aren't any noisy neighbors or fast cars passing by - kids can play safely outside to their heart’s content. The residence has a large family space to play indoors, and there are loads of family friendly activities nearby in Livingston Manor: watch a children’s theater show at Forestburgh Playhouse, join the street fair at the annual Trout Parade, or experience a kids farming workshop at Apple Pond Farm.

Things to Know

Minimum stay: 2 nights. No maximum stay. Safety notes: this house is not ideal for families with kids under 5 - there is a loft area as well as a porch with a steep drop off. Please note there are 2 artists studios on the property as well as a fire-pit outside. A new HVAC system was installed in March 2022 so it quickly heats and cools to the desired temperature using eco-friendly air-sourced heat pumps. Parking is available for several cars and car rental is recommended to explore the area.

About the Location

This residence is located in Parksville, NY, 15 minutes from Livingston Manor and 2 hours from New York City. Livingston Manor offers a range of shops, great restaurants and activities: the hosts recommend The Arnold House Tavern, Kaatskeller, Unclebrother, The Smoke Joint, The Walk In for delicious biscuits and Neon Croissant for huge, delicious croissants! There are loads of adorable shops including Homestedt, Long Weekend, Taylor & Ace, The Farmhouse Project, Jitterbug, One Grand Books (amazing for kids) and Concrete & Water, to name a few. Enjoy swimming, kayaking and stand-up paddle boarding on private Hunter Lake, which is about a 10-15 minute walk away from the house. Nearby activities also include hiking, fly fishing and free skating during the winter at Rotary Park. There are 2 great breweries nearby: Catskill Brewery and Upward Brewing Company, as well as Sunshine Colony, a natural wine bar.

Accommodation Details

The house has 3 bedrooms and 2 bathrooms, set over 2 floors. The first floor has an open kitchen to double height living/dining area - which opens onto a deck with an outdoor dining table. This floor also has a primary kingsize bedroom with an ensuite bathroom, as well as a laundry closet and second bathroom. The second floor has a living space with a TV and couch, as well as a work-from-home space. There are also 2 bedrooms upstairs, both with queensize beds. The hosts also have 1 airbed available for extra guests. Outside, there is a wrap-around porch with a grill as well as extra firewood.

Style Notes

Natural and neutral. This bright and open home feels so light and airy, thanks to the large windows and floor-to-ceiling sliding doors which both allow the sunshine to flood in (and frame those fantastic views of the treetops and beyond!). It’s been newly renovated from top to bottom, furnished with natural materials, soft textures and neutral colors to create a calm, restful space where visitors can relax and recharge. We love the modern fireplace in the living area, the warming natural wood flooring throughout and the sleek yet classic white kitchen.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
