Get away from it all at this newly-constructed vacation home in the North Fork, with a private pool and beaches within walking distance. It sleeps 12 + 1. This is the perfect place to enjoy lazy days and warm summer nights. Well set up for a multi-family family, the house has a full gourmet kitchen and a family-sized dining area, with enough room for 2 families to stay together or multi-generational trips.The heated pool (with night-time lighting) is perfect for a dip at night with a glass of wine after the kids go to sleep, and the outdoor shower is an added bonus to wash off the sand after glorious days at the beach.

Why Kids Love it

This family home is suitable for kids of all ages, with plenty of toys and games to enjoy, as well as the heated saltwater in-ground swimming pool (great for sensitive skin) and lots of space to run around. If you’re traveling with babies or toddlers, the hosts can provide a stroller, car seat, travel crib, highchair and pack-n-play on request. When they need to run off some steam, older kids can shoot some hoops in the basketball hoop and the whole family will enjoy a trip to Break Water beach, where there is a wonderful playground and views of the Sound - just 10 minutes away on foot.

Things to Know

Minimum stay: 14 nights. The house owners will provide Mattituck Beach passes for easy parking at local beaches. Safety notes: there are steps down from the house to the garden, and the pool is not gated. Young children will need supervision in the backyard, which is fenced. The newly-constructed pool is heated. A rental agreement will be required to be signed for all bookings. The host requires a security deposit of $1000 per week which will be added on when the booking is accepted. This is refunded (less any cost of damages incurred during the stay, if any) upon house inspection post check out. There is a $300 fee for additional cleanings. The house has central air conditioning and heating, WiFi and a home security system. It also has a commercial water filtration system, which removes harmful bacteria from drinking water, bathing water and water used for cooking (eliminating the need for plastic bottled water). There is a 2 car garage connected to the house and access will be provided to guests upon booking. Bicycles can be stored in the garage as well.

About the Location

This recently-constructed luxury home is in Mattituck, in the heart of the North Fork of Long Island. Here you can enjoy sandy beaches, lush wineries and abundant farms to buy fresh produce. Located between Jamesport and Southold, you’ll find plenty of family-friendly eateries nearby, and parks and beaches within a 5-minute drive. The house owners will provide Mattituck Beach passes for easy parking at local beaches. The historic town of Greenport is 18 minutes’ drive and it’s just 5 minutes’ drive to Mattituck station for access to Penn Station in New York City. From here there is a ferry service to Connecticut, Shelter Island and Sag Harbor. It’s around 2 hours from JFK or LaGuardia. For family days out, visit the North Fork roadside farmstands where kids can pet or feed animals (try Harbes Family Farm, Martha Clara Vineyards, Jason’s Vineyard, The Little Red Barn or Catapano Dairy Farm - all under 10 minutes away).

Accommodation Details

This home has 6 bedrooms nad 4.5 bathrooms, set over 2 levels. The main level includes a spacious great room, kitchen, dining room, a primary kingsize suite with a spa-like bathroom, 2 guest bedrooms with queensize beds, a guest bathroom and a powder room. The second level includes another primary suite which has a kingsize bed and ensuite bathroom with a large soaking tub and rain shower, as well as 2 remaining guest bedrooms (1 queensize and 1 kids room with 2 singles) and a guest bathroom. The cozy family room is located on the second level and includes a 65” flat screen TV for fun movie nights. Outside, there’s a large outdoor Ipe hardwood deck, perfect for barbecues and entertaining, a Weber grill, the pool, an outdoor shower, fire pit and wooden furniture just steps from the pool and yard.

Bright, light and sophisticated. This newly constructed home has gorgeous touches throughout, including brand new bathrooms, a modern kitchen, wooden floors and all-new furniture. The kitchen boasts stainless steel appliances, a beautiful island/breakfast counter and a modern dining room for relaxed family meals. The great room has floor-to-ceiling windows which highlight the incredible sunsets. We love the black Critall-style windows, the contemporary fireplace and the striking brass lighting fixtures in the kitchen.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
