This private apartment in Paciano, 30 minutes from Perugia, is set on a boutique estate with wine tours, an organic farm and shared swimming pool. It sleeps 4 + 1. The villa is named after the super Tuscan wine Desiderio by Avignonesi - the vineyard is located 20km from the hosts’ country villa at Fattoria le Capezzine, between Cortona and Montepulciano. The estate was built in 1893 and contains a beautifully restored 2-story stone farmhouse with 2 separate luxury villas, hosting up to 40 guests. There’s an on-site organic farm with a cooking school and wine tours, as well as free produce for guests to enjoy in the vegetable garden (fruit, tomatoes or greens, depending on the season). Tailor-made services are available for guests to help with excursions, events and airport transfers - you’ll be personally welcomed by the owners and will receive personal attention and care during your stay.

Why Kids Love it

Toys are provided for kids of all ages, and they’ll love the on-site swimming pool. There are extra toys and a ping-pong table at the pool area, too. The nearby child-friendly village has weekly family classes (including pottery) and daily cookery classes, plus a playground with a swing just a few minutes’ walk away. If you want some alone time, the hosts can help arrange a babysitter (and have a Montessori-trained babysitter available). There are plenty of lovely villages to visit in the surrounding areas, as well as a chocolate factory, an aqua park, horseback riding, donkey riding and more.

Things to Know

Minimum stay: 3 nights. This villa has direct access to the shared infinity swimming pool, which is not gated or heated. This apartment can be rented for larger parties with the Tignanello, Sassicaia and/or Ornellaia apartments within The Fontegirasole Villa or with any others on the estate. A high chair and travel crib are available for 1 baby. Various optional extras are available: ask hosts about a private chef, cooking school, airport transfers, wine tours and food tours. The following items are included: air conditioning, smart TV, DVD player, iPod speakers, radio, WiFi, towels and pool towels, hair dryer, dishwasher and washing machine. Car hire is essential - hosts can help arrange rental car facilities on request. Spa amenities including massages, manicures, pedicures and facials are available at the estate or in your villa, while horseback riding, golf and sailing school can be arranged on request. A library of English language books is provided in each villa, including a selection of art books, guides, maps, brochures and tourist information.

About the Location

The residence is located within walking distance of the village of Paciano, 30 minutes from Perugia. In this village, there are 3 restaurants, 2 bars, a pharmacy, a doctor, a museum, a tourist information center (open in summer) and a little shop. Paciano is located on the Umbria/Tuscan border, approximately 50 minutes west of Perugia city, and 12km south of Lago Trasimeno. It’s perfect for exploring Tuscany and Umbria, while Siena, Montalcino, Pienza, Orvieto, Assisi, Deruta and Montepulciano are all less than 1 hour away. Ask the hosts about a guided tour of Umbria and Tuscany. The closest airport is in Perugia (just under 1 hour away) or Rome (around 2 hours’ drive).

Accommodation Details

This villa has 2 bedrooms and 2 bathrooms, set over 2 floors. On the ground floor there is a double living room with flat-screen TV, DVD player, iPod speaker, fireplace, guest bathroom and a fully-equipped kitchen. On the second floor there are 2 large bedrooms with kingsize beds, plus one bathroom with a shower. There is also 1 crib available. From the windows of the upper floors, guests can admire the beautiful landscape that surrounds the villa. The garden has a patio with a barbecue, dining area, table and outdoor sofa. It has direct access to the shared eco infinity swimming pool, which faces the sunset over Tuscany and Umbria.

Style Notes

Classic rural chic. This classic Tuscan villa features traditional terracotta-tiled floors, wood beamed ceilings and a subtle blend of natural colors in its rooms - ideal for tired travelers. The property is set on 40 acres of land, with 3,000 olive trees and a small vineyard of old Sangiovese and Grechetto grapes, so there are beautiful views of the surrounding green hills. The hosts’ interiors are inspired by their love of wine and the nearby vineyards, and a selection of original furniture pieces from Morocco. We love the white brick fireplace in the living room, the colorful artwork throughout the house and the beautiful blue wooden bedroom furniture.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
