This private villa, part of a boutique complex with a shared pool and grounds, is set on an organic farm with a cooking school and wine tours available. The home has its own private terrace and garden and includes a luminous living space, large bedroom with kingsize bed and access to a shared pool, grounds and vegetable gardens. The hosts offer a range of services to make a stay easy, including airport transfers, excursions and events. All guests are personally welcomed by the owners and will receive personal attention and care during their stay. When in season, guests may take advantage of free produce (fruit, tomatoes, greens) from the vegetable garden. A library of English language books is provided in each villa, including a selection of art books, guides, maps, brochures and tourist information.

Why Kids Love it

This property has 1 bedroom and can sleep 2 adults and 1 baby/toddlers in a travel crib. Toys are provided for children of all ages. Young children may enjoy the swimming pool; the village nearby has weekly family classes including pottery and daily cookery classes. There is also a playground with a swing under 5 minutes’ walk away in the local village, and there are toys and ping pong alongside the pool in the estate itself. The hosts can help arrange a babysitter (and have a Montessori-trained babysitter available). The nearby village is very family friendly and full of local families; there are plenty of lovely villages to visit nearby plus a chocolate factory, an aqua park, horseback riding, donkey riding and more.

Things to Know

Minimum stay: 3 nights. Note that the infinity saltwater pool is not gated or heated. A travel crib and high chair are available to accommodate 1 baby or toddler. This apartment can be rented for larger parties with the Sagrantino, and/or Brunello apartments within the Tartagli Villa, or with any others on the estate. Various options are available to add on to your stay, including a private chef, cooking school, airport transfers, wine tours and food tours. The following items are included in all rates: air conditioning, smart TV, DVD player, iPod speakers, radio, WiFi, towels and pool towels, hair dryer, dishwasher and washing machine. The hosts can help arrange rental car facilities on request. Spa amenities including massage, manicure, pedicure and facials are on offer at the estate or in your villa; horseback riding, golf and a sailing school can be arranged on request.

About the Location

The estate is walking distance to the village of Paciano where there are 3 restaurants, 2 bars, a pharmacy, a doctor, a museum, a, family tourist association open in Summer, and a little shop. Paciano is in the province of Perugia, on the Umbria/Tuscany border approximately 50 minutes west of Perugia city, and 12km south of Lago Trasimeno. It is well placed for exploring the delights of Tuscany and Umbria, with Siena, Montalcino, Pienza, Orvieto, Assisi, Deruta and Montepulciano all under an hour away. Car rental essential.• Guided tours of the best of Umbria and Tuscany can be arranged by the host. The closest international airport is in Perugia, just under an hour away, with Rome’s airports approximately 2 hours’ drive away.

Accommodation Details

This 1-bedroom, 1-bathroom villa measures 70 sqm and is set over 1 floor with a large living room with fireplace, 1 large bedroom with kingsized bed and a comfortable, modern bathroom with a shower. There is a fully equipped kitchen; the living room includes Sky satellite TV with prime movies, cartoons, news, sports and documentaries in English. It has a private terrace and garden and a Weber barbecue is available on request. The property has direct access to the eco infinity swimming pool. There is full air conditioning and WiFi throughout.

Style Notes

Classic Tuscany. With terracotta-tiled floors, wood beamed ceilings and a lovely blend of natural colors in its rooms, this small villa is a great base for a stay in the countryside. All the floors are heated and for colder nights, the modern fireplace makes the room cozy. The main estate was built in 1893 and contains a beautifully restored 2-story stone farmhouse with 2 separate luxury villas. Set on 40 acres with 3,000 olive trees and a small vineyard of old Sangiovese and Grechetto grapes, there are classic views of rolling green hills, and plenty of relaxing countryside pursuits to enjoy nearby.

We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
If cancelled or modified up to the 150 days before arrival, 100% is refund. Otherwise we will have to charge you the deposit paid. Failure to check-in will result in payment of the full balance.

This small and charming village, just under an hour west of Perugia, is a hub for local families with a playground and conveniences. A short drive away you'll find beautiful Lake Trasimeno, while Etruscan art is ready to be admired in Cortona, just 30 minutes away by car. Take time to enjoy the rolling hills and pretty villages nearby, to day trip to Siena and Montepulciano, and to enjoy the local wine and food the area is known for.
