Families will love being so close to the park with so much green space to explore, while parents will appreciate having the sights of the city on the doorstep. There are countless shops and restaurants in nearby Marylebone (including Selfridges and the Disney Store), while the quirky waterside canal streets and houseboats of Paddington Basin are also within easy reach.

Why Kids Love it

Kids will love hearing the sound of horses on the cobbled streets during the day, something you don’t usually expect to hear in such a central part of the city. The equine residents stretch their legs in nearby Hyde Park (3 minutes’ walk), where children can also enjoy playgrounds, open water swimming in summer and ice skating in winter. Take a rental bike to cycle straight through Hyde Park to visit the museums of South Kensington: the V&A, the Science Museum and the Natural History Museum are just 10 minutes by bike.

Things to Know

This home doesn't have air-conditioning. Between June and September, we'll place fans in each bedroom. Please let us know if you'd like fans outside the summer period. This home is spread over three floors with no internal elevator. The space on either side of the bed in the second bedroom is very narrow. There are two horse stables located on the Mews that the home is situated on and some noise will be heard from inside the home, including the second bedroom which shares a wall with one of the stables. Due to this close proximity, occasionally there may be an aroma from the stables around the home, however the horses won't be in residence between mid July and early September each year. While pets are welcome in this home, an extra cleaning fee will be added to your booking. Please speak to the host when booking for information. The ceiling in the utility room is lower than normal – under six feet high. There is adult-themed art in the master bedroom. There is parking on request at this home, which if available can be pre-arranged. It is a secure garage, just off the mews.

About the Location

This residence is located just behind Hyde Park in Paddington, central London. This area is nestled between Marylebone, Notting Hill and Maida Vale, so everywhere in the center of the capital is roughly under 20 minutes away. Lancaster Gate tube station (on the edge of the park) is 4 minutes’ walk. Paddington’s rail station is 5 minutes’ walk, for easy train access to Heathrow airport (30 minutes away, or 1 hour by car) as well as underground access to Regents Park for London Zoo (15 minutes). The pretty streets and street markets of Notting Hill are a short tube ride away, while Oxford Street is 15 minutes’ walk.

Accommodation Details

The house has 2 bedrooms and 2 bathrooms, set over 3 floors without an elevator. You’ll enter straight into the cozy living room, which is open plan to the dining area and kitchen. Spiral stairs lead up to the bedrooms: the primary bedroom has a private ensuite bathroom with a traditional clawfoot bathtub and the compact second bedroom has a modern 4-poster bed. Please note there is a utility room but the ceiling is under 6-foot high.

Charming cottage. The host has created a warm and welcoming space that blends classic and contemporary styles. Large windows allow the natural sunlight to pour through, creating a bright and airy space despite the compact size of this traditional mews-style house. We love the cozy Chesterfield armchairs, the eye-catching botanical wall mural in the second bedroom and the pretty blue paneling in the bathroom.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
Applicable to stays up to 60 nights: If guests need to cancel, we refund 50% of the booking value, up to 14 days before the arrival date. Should guests cancel within 14 days of the arrival date, the booking will be non-refundable. Applicable to stays of 60 nights or more: If guests wish to cancel, we refund 50% of the first 60 nights, up to 14 days before the arr ival date. Should guests cancel within 14 days of arrival the first 60 booked days are non-refundable. During the stay, gue sts are able to cancel at any time within 30 days notice; the remaining nights of the stay will be refundable, however, the first 60 days will remain non-refundable. In addition to the hosts policy which is listed here, all cancellations are sub ject to a Kid & Coe cancellation fee of 10% of the booking total.
