Perks for the Parents

This traditional stone farmhouse is a dream destination for families seeking space, comfort, and serenity in the Umbrian hills. Sleeps from 2 to 19. The house also offers flexible accommodation for larger groups or multi-generational trips, with 6 self-contained apartments that allow privacy and space for grandparents, nannies, or friends. Unlike many other rural stays, there’s WiFi throughout, modern appliances, and a local concierge support to help with babysitting, chef hire, or planning unforgettable family adventures. Parents will appreciate the fully equipped kitchen and spacious farmhouse-style dining room, perfect for preparing and sharing leisurely family meals, as well as the sweeping countryside views and beautiful private terraces – ideal for a quiet morning coffee while the kids play. Outdoors, there’s a gated swimming pool with loungers and panoramic views, plus acres of private land for kids to safely roam, explore, and discover olive groves and forest paths.

Why Kids Love it

This is a magical setting for children of all ages, especially toddlers and kids under 10 who thrive with space to explore and play. The property has a dedicated indoor playroom with toys, books, games, and art supplies, plus high chairs, travel cots, and baby baths available on request. Outside, children can roam freely across open fields, wooded trails, and olive groves. They’ll love meeting the farm’s friendly chickens, cats, and there’s endless adventure to be had spotting lizards, butterflies, and birds. The gated swimming pool is perfect for hot summer days, and families often gather under the pergola for games, picnics, or stargazing at night. For older kids, the WiFi is strong enough for streaming and there’s plenty of space for independence within the estate. Even teens can unwind here, whether it's enjoying an outdoor movie night, helping with the harvest, or heading into nearby Assisi for a dose of history and gelato.

Things to Know

Minimum stay: 3 nights with a 7-night minimum from July to August. Rates range from 80EUR pn for the smallest 2-person apartment up to 150EUR pn for the 5-person apartment. The property is set in a rural location, approximately 15 minutes by car from Assisi, so car rental is essential for getting around. The pool is gated for safety, but parents should note that some of the original stone staircases inside the farmhouse are steep and do not have stair gates. Young children will need supervision, particularly on the outdoor terraces and near the olive groves, where there are natural slopes and uneven terrain. This is a working farm and retreat with several resident animals including friendly cats, and chickens - always a hit with little ones, though not suitable for guests with pet allergies. There is no air conditioning, but thick stone walls and fans help keep the interiors cool in summer. Laundry facilities are available, and housekeeping or private chef services can be arranged on request. WiFi is available in all apartments, though mobile reception may vary due to the rural location.

About the Location

The property is nestled in the hills just outside Assisi, in the heart of Umbria, central Italy’s lush and unspoiled countryside. It’s an ideal base for families who want a peaceful rural escape with easy access to historic towns, nature, and authentic Italian culture. The property is about a 20-minute drive from Assisi’s train station, with connections to Florence and Rome, and approximately 25 minutes from Perugia Airport (PEG), which has direct flights from several European cities. Rome Fiumicino (FCO) and Florence (FLR) airports are both around 2 to 2.5 hours away by car. Families will love exploring nearby Assisi – a UNESCO World Heritage site filled with cobbled streets, basilicas, gelato shops, and piazzas perfect for children to run around. The surrounding region offers nature parks, castles, kid-friendly hiking trails, and festivals throughout the year. Local trattorias welcome children, and there are plenty of family-run farms offering fresh produce, olive oil tastings, and hands-on experiences.

Accommodation Details

The property is divided into 6 self-catering holiday apartments (sleeping 2 to 5 guests each) accommodating a total of 19 guests. There is one large holiday apartment occupying the entire of the first floor of the original farmhouse, two smaller apartments sharing the ground floor, a small cottage in the converted stables; a two-bedroom apartment; and a studio apartment in a new extension. Each apartment is completely self-contained, with its own kitchen and bathroom, and its own balcony or terrace. They can be booked together or individually - ask the host for a custom quote to suit your family group.

Style Notes

Rustic Charm. The house blends traditional Umbrian farmhouse architecture with warm, unfussy interiors designed for comfort and connection. Think terracotta floors, beamed ceilings, and whitewashed walls that keep the space light and airy, even in summer. Each apartment has been thoughtfully styled with a mix of vintage finds, natural materials, and cozy furnishings – from handwoven throws to antique wooden armoires. The kitchens are practical and well-equipped, while dining areas are designed to bring families together. Children's spaces are playful but not overstated, with colorful books, soft rugs, and classic wooden toys. Outside, nature takes centre stage: pergolas draped in wisteria, lavender-lined pathways, and panoramic views across olive groves and forested hills.
