Perks for the Parents

This glamorous South of France villa with a heated swimming pool is close to the town of Pézenas and is a great spot for a large family gathering or a holiday with a group of friends and their kids. It sleeps up to 16 + 2. There are 2 separate master bedrooms with ensuite bathrooms. One of these benefits from a balcony overlooking the garden and the other has a roof terrace, where you can enjoy the evening sun in total privacy. The lovely kitchen is fully equipped and lends itself to cooking for lots of people, and there is a BBQ outdoors. There is a separate seating area on the entrance level to relax and enjoy a book away from the main living area and each adult bedroom has a kettle with tea and coffee. The house also has a studio with an exercise bike, a few weights and other work out equipment to keep fit while on holiday. For those looking for a more relaxed vacation, there are many famous vineyards in the area, such as Domaine de la Grange des Pères, Mas de Daumas Gassac, Domaine de l'Hortus, Domaine de Montcalmès and the host's favorite, Bebian.

Why Kids Love it

The house has plenty of toys, games and books for children under 10, and also a big desk with all kinds of supplies for arts and craft projects. The outdoor space benefits from a big trampoline (with safety net) and also swings, climbing frame and slides. As of the summer 2024, there will also be a massive treehouse on the grounds for bigger children. The outdoor pool (12m x 7m) also has pool noodles, body boards, inflatables, floats etc in the brown wooden box at the bottom of the pool. (Please note that the top is very heavy so small fingers should stay away.) Families can find mini football nets, a badminton net and various outdoor games in the box right inside the studio. Feel free to use any of the bikes and scooter that are parked outside in the garden. There are also roller blades in different sizes (and helmets are stored in the white basket under the upper staircase).

Things to Know

Minimum stay: 7 nights. Peak season rates apply for April, part of May, June, July and August. There may be an additional cost to heat the pool in Winter. There is no air conditioning but there is a portable unit in the upper master bedroom, fans in every room, a mist fan outside and an industrial fan in the living area. The property is looked after by a caretaker who lives off-site but comes over upon request. Safety notes: The pool area can be closed off and there is an alarm that can be activated. The house has a mezzanine level with stairs and also stairs down to the main living area: there are no gates for either of these staircases. Kids should be supervised on the balconies. Included with the rental are 2 cribs, a high chair, a children’s dining chair, a stroller, and 2 kids’ bikes with helmets. Car hire is recommended to explore the area and day trips to the beach and beyond. You can park outside the house or outside the big gate at the bottom of the garden. There are hair driers in each bathroom.

About the Location

This residence is located in Castellneau-de-Guers, a small village 3km (25 minutes on foot or 5 minutes by car) outside the medieval town of Pezenas. The house is about 25 minutes from Bezier airport and 50 minutes from Montpellier airport. The little village of Castellneau-de-Guers has a small convenience store. It is surrounded by vineyards, some of them with ‘caves’ for tasting and purchases on the grounds. In Pezenas there are plenty of local supermarkets, wine shops and, on Saturdays, a big market with lots of local produce on offer, including fruits and vegetables, cheese and wine. Pezenas and its surrounding areas also have many good restaurants. There are several beaches within a 30-40 minute drive: Cap d'Agde, Marseillan Plage, Vias Plage and Serignan Plage. For days out, it's close to notable sites including the medieval fortified city and UNESCO World Heritage Site Carcassonne, Montpellier historic town, the Roman city of Nîmes, cultural Avignon, the picturesque seaside town of Collioure, the wild flamingos at Aigues-Mortes, Gorges du Tarn canyon, and Sète, nicknamed Venice of Languedoc.

Accommodation Details

This 500 sq m townhouse has 7 bedrooms and 5 bathrooms in total, comfortably sleeping 12 adults, 4 kids and 2 babies. You enter this property on the 2nd level, which opens up to a lovely seating area with a separate washroom. The stairs behind the seating area lead down to the main living area. There is a large open plan kitchen-dining-lounge with two separate seating areas, a huge fire place and a TV with a DVD library. The kitchen has double ovens, a ceramic induction hob, 4 large fridges, two with built in winecoolers, a dishwasher, freezer, juicer, blender and microwave. There is also two washing machines and two driers and a separate washroom. From the living area there is direct access to a walled garden, outdoor seating and dining space, and a heated pool 12 x 7m with sunbeds and a hammock. There are 6 bedrooms for adults including an enormous kingsize master suite at the top of the house with an extra double bed, if children want to stay with parents, and a large private roof terrace. The other five bedrooms are on the 2nd level. The 1st bedroom has an open plan shower room, two aspect windows, a skylight and a Juliet balcony overlooking the garden. There is also a crib in this room/ Next to this is a beautiful family bathroom with a freestanding bath and a large shower. The bathroom also has a Juliet balcony and views over the garden. Next to the family bathroom are 2 children's bedrooms: one with a bunk bed and one with a queensize bed. Both rooms have a Juliet balcony overlooking the garden. Opposite the children's bed rooms is a further double bedroom with a Juliet balcony facing the street. Next to this room is a linen closet with extra sheets, bath and beach towels. There is a 2nd master bedroom at the end of the corridor with an en-suite bathroom including a free standing bath and large shower. A balcony wraps around the front of this room, with Juliet balconies to the sides. On the grounds there is a separate split level cottage with 1 king size bedroom with ensuite bathroom and separate living area with an open fire place. The downstairs living area in the studio also has a sofa bed that sleeps at least 1 person. The cottage also has a crib, but there are no stair gates.

Style Notes

Laid back luxurious style and a sense of space. Dating from the late 1880s and located in a small French village surrounded by vineyards, this is truly a spectacular place. It is flooded in light from the massive floor-to-ceiling windows and high ceilings. Original details include shutters, fireplaces, wooden beams and wrought iron balconies. The residence is beautifully painted in light colors.

Hi, I am Lisa. I live with my husband and twin girls in London. We bought our second home in France after instantly falling in love with it. It is truly our happy place and we try to spend as much time as we can there. It is a place to enjoy with friends and family, as it is very spacious and allows for coming together but also to retreat for some quite time. The kiddies absolutely adore the place and the freedom it offers with a walled secured garden. It is also the perfect place to use as a base to explore South of France on short or longer day trips. There is so much culture and history within an hour drive radius. No wonder the French never feel a need to leave their country when on holiday! In a few years we hope to make this our permanent home. Until then we are happy to share it with families who need a relaxing and comfortable holiday in a place that is both beautiful and practical.

What a pleasure it was staying here! Everything was fantastic, from the pre-information sent by Lisa to the stay itself. The villa was perfect for us (8 adults and 7 kinds aged 2-15), in fact it was so good we barely left. The kids loved it and I quote 'this is the best villa we've ever been'. Lisa’s home was lovely and comfortable. Roomy enough for a crowd, the house has cozy corners throughout. Book and toy selection is unparalleled, and the pool is as beautiful as you could hope. A mature fig and olive tree were fruiting throughout our stay, as was the kitchen herb garden. Lisa and her housekeeper were flexible about our very late check in and helpfully offered to make sure our groceries were in for the early closure on a Sunday. They even ensured we had mosquito repellent, a necessary measure in this part of France, especially when open windows are mandatory and lovely. The church next door is quiet until noon every day, if you’re recovering from jet lag, and although there are neighbors, we never saw them thanks to the clever and beautiful landscaping. The house feels away from it all while being incredibly convenient. We hope to return.

Lisa’s home perfectly accommodated our three families traveling with grandparents. There was plenty to keep the kids busy at the house, and the location allowed for lots of fun excursions for the grown ups. We loved the little town of Pézanas, nearby beaches and coastal towns like Sète and Marseillan. Lisa gave us terrific recommendations on things to do and places to eat. I hope we can visit again some day!

We have recently returned from about a 3 week stay at Lisa’s place near Pezanas. We had a wonderful time and I’m very satisfied with our experience at this amazing place. Among my favorite aspects of the place was the size, the availability of kid stuff to do at the house, Isabella, the on call helper with the house, was so helpful and even babysat for us once, we loved the pool and the outdoor lounging, the well stocked (understatement) kitchen and bathrooms and more! The style of the house also thrilled me with the charming old windows and facades, mixed with funky eclectic accents. One thing that was less than expected was the lack of bakery in walking distance, the tiny town itself (not Pezanas) has little available in walking distance ( as of June ‘23), and was hoping for a little more to walk to. Pezanas is absolutely adorable and I loved getting to know it a little. Any issues that arose in the house were met with attention and help from Lisa and the local helpers, great communication! I’m very happy with our experience at the Fabrique Ave. residence!

What to say... From the start, our stay was made incredibly easy by Lisa who left both the most fantastic instructions and also the loveliest welcome gift package for us! The house itself is marvellous - incredibly well equipped for a family/families to stay, a fantastic pool and all the things you'd want when you like to cook and entertain your group. The location is great and there is tonnes to do nearby - from beaches, to wine and food to history. Our kids loved the area, as did we. All in all, a wonderful stay and thank you again to Lisa for making us feel so welcome in her special place (and sorry for the delay in the review!!!)

It was an absolute pleasure staying at this beautiful property. We were a group of 9 adults and 1 toddler. Despite being a big group there was plenty of space to not feel on top of each other. Plus there are so many charming villages and beaches a short drive away to explore. The fact that there's a mini playground in the garden, lots of toys, books and drawing material is fantastic! If anything needed fixing Andre was on site within minutes and took care of it. We all agreed that we would love to go back there!

I can’t believe I haven’t yet written a review for this marvelous house! We stayed here in July 2018 for one week, with a group of friends with whom we regularly travel. We have stayed together in other homes in Europe, and this one was one of the top 2 of all time. It is stunning and stylish, yet family friendly. Perfect for groups of couples, families traveling together, and extended families. There are plenty of rooms and en suites for everyone to have their own privacy and space, yet the shared spaces are large and welcoming, with room for everyone to hang out together. Many of us are avid cooks, and we thought the kitchen amenities were top rate. I can’t rave enough about the outdoor space. It was absolutely beautiful. The pool is perfect!! Two of our families had young children and the kids were delighted with the trampoline. (As were the parents—we got to sip rose and enjoy ourselves while the kids played). The location is excellent. A little bakery and market were just a quick walk up the street, with larger groceries and shopping in Pezenas just about 5-8 min drive. We were close to some lovely beaches in Sete and elsewhere, and we also took many day trips to other nearby locations, including Carcassonne. It’s been over two years since we’ve been there, and we still talk about what a magical week we spent at this house. We hope to go back again soon!

We enjoyed a truly wonderful stay at the Fabrique Avenue Residence. Everything was absolutely perfect for our group of families. The house was super stylish, incredibly comfortable and child friendly. We loved the beautiful (and very big) pool, sitting under the fairy lights at night in the outdoor dining area and of course the huge living space. Jon was incredibly helpful and accommodating. The area was beautiful. We loved visiting the antiques shops and market in Pezenas and the pretty harbour in Marsellian. We can't wait to visit again, we cannot think of a more perfect place to spend our holiday.

Absolutely AMAZING!! Couldn't have asked for a better place to stay. It is exactly as shown in the pictures. Loved the heated salt water swimming pool, the backyard, and all the plenty of toy boxes. I would highly recommend the place. We are sure to come back again next year!! And not to mention the neighbord baker... I already miss the quiche there!!

Our second visit to this wonderful house. We just loved it once again and took a new family with us. Everything was as we remembered and in great condition and beautifully prepared for our arrival. Jamie tidied and cleaned the house most mornings and our children loved playing with her. We ate, drank, swam, bathed in the sunshine and had a very relaxing week. We had an absolutely amazing time at your house and have returned to the UK complete advocates of the languedoc region and The Fabrique Avenue Residence more specifically. With 4 children under the age of 3 I wasn't anticipating a terribly relaxing holiday but I was more than pleasantly surprised at how well The house accommodated all the kids needs and wishes. They in particular spent hours on the trampoline which was cleverly positioned under the shade of the fig, the indoor Wendy house and of course the pool which was hard to drag them out of. The DVDs and Apple TV kids movie library were also very much appreciated though I think I possibly laughed the hardest in despicable me! Putting the kids to one side, the adults found the house both stylish and practical/ well thought out. We really appreciated your thoughtful recommendations - in particular the market in pezenas and the lovely quayside restaurant in Marseillan. We also discovered a few of our own such as wine tours ( on your bikes!!) for picpoul de pinet and some spectacular wild swimming at the Pont du diable.

We had the most amazing stay - the house is beautiful and the weather was perfect. We spent lots of time in the pool and relaxing outside. We all agreed on how well the house was appointed - having stayed in lots of houses where you are hunting for things in the kitchen, we always found what we needed. And the apple tv, multiple washing machines, amazingly comfortable beds - it was all so well thought out. Jamilla was also a great help. So a huge thank you for having us to stay! And we really hope to stay again.

We certainly loved staying at the villa - we are now in beaune but missing the villa. The trampoline is a great kid asset , and we were impressed with how beautiful and clean the villa was in general. The kitchen was great - spacious, very clean and well equipped for the large nos. The house is wonderful! Our family had a lovely stay and hated to leave! Jamilla was extremely helpful...every morning there to keep things tidy, made an excellent dinner, went out to get us milk, got my daughter a birthday cake, and got us ice on another trip. Just loved her. The pool, toys (my kids loved the trampoline, bunny/doll house, crafts)...everything was fabulous! Plus, your recommendations were great. We enjoyed many of them.
