Set in a 100-hectare estate inhabited by hare, deer and wild pheasants, this vast rustic villa with a shared pool has soaring ceilings and countryside views and is a short drive from the medieval village of San Miniato. Everything from nature to walking, reading, games and culture is on your doorstep. The farm, formerly crossed by the Via Francigena, is a world away from city living in an area rich in history and flavors. For easy day trips, Pisa and Florence are a half-hour’s drive away.

Why Kids Love it

The property has a large shared swimming pool, sheltered from the wind and sun all day long, with views of the Tuscan hinterland landscapes. There is plenty of space to run and play, and wildlife to watch if the kids can bear to be quiet. Nearby daytrips can take them to cultural hotspots, local villages and nearby ice cream shops. The Versilia coast is around an hour’s drive away for a day of sandcastle building. A high chair and crib are available on request.

Things to Know

Minimum stay: 1 week in high season running Saturday-Saturday. Note that the pool is unheated and does not have a fence or gate. There are ungated stairs inside and outside - young children may need extra help. Private car parking available. Car rental essential in this rural area. San Miniato has an annual Truffle Festival in November. The garden and the pool are shared with another small cottage with just 4 rooms.

About the Location

The residence is 6 km from the medieval village of San Miniato, birthplace of Matilda of Canossa and Francesco Sforza, and famous for its truffles. Castelfiorentino and Empoli are within a few minutes drive while Florence, San Gimignano and Pisa are within half an hour. Siena, Lucca and the Versilia coast can be reached in about an hour. This is a great location for exploring the best of Tuscany. The nearest airports are in Pisa and Florence, around 40-50 minutes’ drive away.

Accommodation Details

This vast 7-bedroom villa is set on 100 hectares and is over 2 levels. Each bedroom has a private bathroom, some with a tub, others with showers; all have a queensize bed. There are 2 kitchens, one on the ground floor and one on the first floor, with oven, dishwasher and washing machine, plus a large dining room and outdoor terrace. There is a large garden with a shared swimming pool.

Style Notes

Rustic Tuscany. The houses are furnished in a perfect Tuscan style with wrought iron, chestnut, and terracotta tiles. Brickwork ceilings soar over the cozy, comfortable rooms. Every bedroom has its own bathroom and spacious kitchens are equipped with oven, dishwasher and washing machine to make a stay easy. We love the vaulted ceilings, the cozy and romantic bedrooms and the location, with the best of Tuscany to explore within an hour’s drive.

White truffles and a duck race

Renowned for its white truffles, the small town of San Miniato is set between Pisa and Florence and is full of beautiful streets. A lovely place to visit at all times of year, it is particularly special in October when a special duck race takes over the street, led by local children, and at Easter, when children fly homemade kites in a special family festival.
