This lovely converted farmhouse with a pool, 10 minutes from Todi, has plenty for kids, including pool toys and baby items on request, and a modern rustic look for a traditional Umbrian family vacation. The 3-story house is set up with families in mind, with 6 bedrooms all close to each other yet independent and with ensuite bathrooms. The layout works for 2 families traveling together. The house boasts a magnificent 360-degree view of the city of Todi and the Appennines Mountains eastwards and beautiful sunsets westwards.

Why Kids Love it

Kids will love running around the garden and playing in the pool here; toys, games and pool items are provided. Cribs and high chairs can be provided on request. There is a downstairs basement with games and toys, and there are outdoor toys suiting young children in the garden. Todi is a 10-minute drive away and has gelateria and museums plus a sport center with a clay tennis court, beach volleyball and an Olympic-sized pool with slides.

Things to Know

Minimum stay: 1 week. The house is set over 3 floors; stair gates can be added on request. The pool is unfenced and we strongly advise not to leave the children unattended in the area. It is however set away from the house and down a set of steps. Staff clean the pool early in the morning and on Saturdays for weekly cleaning; other cleaning options can be arranged for a fee. Car rental is essential in this rural area.

About the Location

The villa is a 10-minute drive from Todi and its shops, on the western side of the town, with a big supermarket 5 minutes’ drive away. The location is great for touring beautiful cities and towns in this central part of Italy: Assisi, Perugia, Montefalco and Spoleto are within 45 minutes’ drive, and Firenze and Rome are within 2 hours’ drive. The nearest airports are in Perugia (45 minutes away) and Rome (1 hour 50 minutes).

Accommodation Details

This 6-bedroom, 6-bathroom villa is set over 3 floors and is surrounded by a large park and gardens with an infinity-style pool, toilet and changing room, loungers and umbrellas, and a parking lot. The first floor has a double bedroom with ensuite bathroom, a living area with sofas and a fireplace, a dining room for 10-12 people, and a kitchen. There is an alfresco dining area on a patio accessible via the kitchen and sitting room. There are 4 further bedrooms on this level, 3 with double bed and 1 with single bed; all bedrooms on this level have an ensuite bathroom and a private patio with table and chairs. Two bedrooms upstairs (1 with double kingsize bed, 1 with single bed) both have ensuite bathrooms and are separated by an elegant sitting room. The big basement features a family room with games and toys, chess table and a TV. It also has another large sitting room with a fireplace, a big kitchen and a toilet and laundry. One of the ground floor ensuite bathrooms has a tub; the other are shower-only. There is a toilet on the ground floor and another in the basement.

Style Notes

Modern rustic. The house recalls the typical Umbrian old farmhouse, with wooden beam ceilings and terracotta tiles, but is modern and fully equipped with all modern facilities. Comfortable red leather sofas sit beside a brickwork fireplace while antique side tables and cupboards add elegance. We love the sensational countryside views from the infinity pool, the comfortable bedrooms and the delightful rural setting.
