Retreat to this rustic rural villa in Capalbio, Italy where you’ll find a peaceful private pool and beautiful green views of the countryside. It sleeps 10. The villa is made up of 2 separate structures, each sleeping 6, so it’s ideal for 2 families traveling together. In the warmer months, there is a private pool to cool off and lounge by, and both families can come together in the spacious outdoor areas where you can sit, read, sip a glass of wine or just relax.

Why Kids Love it

The property has plenty of toys for all ages. A spacious garden provides a safe and open area for children to run around and play, and they’ll love splashing in the swimming pool (140cm deep). The hosts also provide lounge chairs, outdoor tables and chairs, and inflatables so you can all hang out around the pool together. Ask the hosts about activities nearby for children, including (horseback riding, tennis, sailing schools and the famous Giardino dei Tarocchi – Tarot Garden).

Things to Know

Minimum stay: 2 nights. The house can be rented as a whole or by the unit (in which case guests would not be expected to share it with another family). The larger unit has a spiral staircase but the upper floor can also be reached from the large stairs outside. Dogs may be welcome on request and the large garden is ideal for them to run around. There is a large storage facility outside which has bicycles for 3 adults and 3 children, plus a barbecue grill. A car is essential to explore the area and there is plenty of space for parking.

About the Location

The house is located on a peaceful stretch of the Capalbio country side, surrounded by olive trees and hills with no other building in sight. Yet, the house is a ten-minute drive from the coast (where it comes with lounge chairs and private parking at the trendy beach club La Dogana) and a ten-minute drive from the medieval village. Restaurants, shops, supermarkets and lots of attractions for children and adults (including horseback riding, tennis, sailing schools and the famous Giardino dei Tarocchi – Tarot Garden) are also in close proximity. The nearest airport is Rome Fiumicino (1 hour 15 min and Capalbio train station is 10 minutes away.

Accommodation Details

The house is composed of 2 units, interconnected by a passage on the backyard but fully independent, each with its own fully equipped kitchen (inclusive of dishwasher, washing machine and utensils), living room, study rooms, porch, 2 bedrooms and 2 or 3 bathrooms. Each unit can host 6 people (or two parents and 2/4 children: 4 in beds and up to 2 on sofabeds). All the bedrooms have double beds and there is also 2 single sofabeds and 1 double sofabed. It is therefore ideal also for 2 families traveling together. The bedrooms are located upstairs in each unit. Each unit has plenty of toys for all ages. From the end of May to mid-September the house has a fully equipped swimming pool with lounge chairs, tables and chairs, inflatables, and another, dedicated storage unit.

Style Notes

Country charm. This rustic home blends colorful textiles and simple white walls for a quaint, cozy look. The house retains lots of traditional charm thanks to features such as classic tiled flooring, original windows and those unique rural-style bathrooms. We love the mint kitchen cabinetry, the exterior window shutters and the dark wood antique furniture.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.

Fabrizio is a Harvard-educated international lawyer who has lived in various countries including the US, France, Belgium and Italy. Originally from Turin, he is currently based in Brussels and Rome. Francesca, an international officer and diplomat originally from Parma, has also lived in various countries, including having been posted to EU delegations in Arica and the Middle East before returning to Brussels and Rome. Fabrizio and Francesca have six children, from pre-teen to young adults. They love traveling, hiking, partying, reading, family time, the arts and the opportunities to meet new friends and talk about pretty much everything, from international politics to cooking recipes. The house in Capalbio is one of their retreats, where they recharge their batteries, spend some precious time with their children and friends, venture in the beautiful surrounding areas, and appreciate the good life.

Our stay at Fabrizio's house was an absolute delight! The house was homey and comfortable and impeccably clean. We loved the pool, the surrounding vineyards and olive groves, and the quiet sounds of the countryside. We spent our days at La Dogana beach club which was uncrowded, pretty, and a great place to have a leisurely lunch. We explored the surrounding area including the castle and the Tarot sculpture gardens but mostly we just relaxed and enjoyed this beautiful part of Italy. Fabrizio was very responsive to our questions both prior to our trip and during. He provided great suggestions for dining and activities in the area. We would have stayed all summer if we could. This is a true gem! For reference we were two moms traveling with three kids between us (one 6 year old and two 8 year olds) and this house was perfect for our two families
