This pretty ground floor apartment in an ancient estate near Siena shares an infinity pool with views of a Tuscan valley and is surrounded by 5 hectares of carefully maintained grounds. There are 2 bedrooms, 1 with twin beds and 1 with a full size/double bed, and an open living/dining area with a sofa bed. The apartment has a private terrace. There is also a shared terrace space with stunning views of the Tuscan countryside, including the town of San Gimignano and the Chianti region. Take day trips to Siena, nearby medieval villages in search of history and gelato, and wine estates and world class art galleries.

Why Kids Love it

This is a delightful property for free-range children - there is plenty of space to run and play in 5 hectares of colorful, carefully maintained gardens and green areas. There is a shared infinity pool overlooking the valley plus a picnic area, children’s playground, and a recreation room with ping pong and table football. Tear them away from the estate to take day trips to Siena, to nearby medieval villages in search of history and gelato, and to wine estates and world class art galleries. A crib and plenty of items are available for babies and young children. Toys are provided.

Things to Know

Minimum stay: 3 days, 7 days Saturday-Saturday (June 23 - Sep 7). Weekly rates available - €1250 in high season (Jul and Aug), €900 in mid-season (May, June and Sep) and €700 in low season (Mar, Apr, Oct and Nov). There is a mandatory visitor's tax of €1 per person per day payable on-site. Kids under 12 years old are excluded. Check in from 2pm-7pm; check out before 10am. A laundry room is available for all guests. There are ungated steps around the property and the pool is not gated. Heating is not included and, if used, will be calculated with meter readings. Upon request, the hosts are happy to help you with mountain bike rental, guided tours, food and wine tours, and guided nature walks. Ample free parking is available. Pets welcome for a small fee by arrangement. The owners have 3 dogs in the estate.

About the Location

The apartment is in the ancient and private hamlet of Ripostena, 30km from Siena, 60km from Florence and 20km from the Chianti Region. It has breathtaking views over the hills and forest and gardens all around. For hiking lovers, the area has many paths to explore, alone or with a guide. In the nearest village, 4 km away, you will find a grocery store, a coffee bar, a pharmacy and other shops. The nearest town, Colle di Val d'Elsa, is 15 km away. From Colle di Val d'Elsa there are several buses to Florence, San Gimignano and other towns. A car is necessary for reaching Ripostena. Note that the last 2.5 km is along an unpaved country road.

This ground floor apartment measures 76sqm. It has 2 double bedrooms, 1 with double bed, 1 with twin beds (although both can be made up as twin beds) 2 bathrooms with shower and a spacious living and dining area with table, chairs and a comfortable sofabed. The kitchen has a stove top, oven and dishwasher (with a microwave on request). The apartment has a private terrace and is just steps away from the property’s panoramic stone infinity pool. It is part of a country house estate with 2 houses and 7 apartments.

Style Notes

Countryside chic. The apartment is part of Ripostena Country house, a private ancient hamlet restored according to traditional Tuscan style. It has traditional Tuscan touches - exposed brickwork, wooden furniture and terracotta floors - twinned with pretty sprigged linen and industrial-chic metalwork. The overall effect is comfortable and welcoming with plenty of charm. The master bedroom has a stunning beamed roof and exposed brickwork wall. We love the setting as much as the property.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
