A meticulously-restored country house within walking distance of Sansepolcro in Tuscany, with a heated pool, acres of gardens and beautiful views of the magnificent green hills beyond. It sleeps 10. This secluded property is protected by iron gates, high laurel hedges, cypress trees and horse chestnuts, yet still close to the historic town of Sansepolcro, famous for its Piero della Francesca masterpieces. In the summer season, you can choose from alfresco dining spots in the garden or relax in the comfortable armchairs on the terrace overlooking the pool - perfect for keeping an eye on the kids in the water. For those who are visiting in the cooler season, the fireplace in the living room is perfect for cozying up with a good book.

Why Kids Love it

Kids of all ages will love the heated swimming pool (12 x 4m) which is set next to both outside terraces and surrounded by sun loungers for lazy afternoon naps. The old trees in the garden are ideal for offering shady spots when needed. The local town of Sansepolcro has an outdoor water park (open in the summer months) and the host can help with other local child-friendly activities such as horseback riding and canoeing. For parents with babies and toddlers, the hosts can provide a crib and high chair on request.

Things to Know

Minimum stay: 7 nights. Cleaning takes place twice a week with a mid-week clean on Tuesday. The housekeeper can arrange laundry services for an additional fee. The house will be fully air conditioned as of easter 2024. The hosts can arrange excursions, cooking classes, hiking and biking tours, a private driver and wine tastings. The entire property is fenced and the cars can be parked within the gate on the premises. The nearest airports are Umbria International Airport Sant'Egidio (67 km) or Florence International Airport (119 km).

About the Location

The villa is located within walking distance of Sansepolcro in Tuscany. This picturesque town offers restaurants, shops, art galleries and museums - the well known fresco by Piero della Francesca, the Resurrection of Christ, can be found in the local museum. The center of town is 2.5 km away from the villa and can be reached easily on foot. Arezzo (30 minutes away) is a lovely town to visit, with great shopping, restaurants and an amazing antique market held on the first weekend of the month on Saturday and Sunday. Arezzo train station offers direct trains to Rome and Florence.

Accommodation Details

The villa has 5 bedrooms and 3 bathrooms. Four of the bedrooms are doubles; the final bedroom has 2 twin beds. There are 3 modern bathrooms, 1 of which is ensuite, finished with resin floors and contemporary fittings. The bespoke kitchen has been made by a Tuscan kitchen maker, with a basalt stone countertop and Siemens appliances: 2 ovens, 1 dishwasher, a fridge freezer, an induction hob, a Nespresso machine and a magimix blender. Near the pool but part of the main house, there is another small kitchen with a hob and fridge. There are 2 living rooms, 1 of which has a nice wood burner, as well as a library room and a small connecting reading room. Next to the house you’ll find an old barn, with a lovely piece of grass land and old trees with sun loungers and armchairs positioned to relax.

Style Notes

Historic elegance. This charming 19th century property has been carefully restored - the beautiful old stonework of the house is full of character and the rooms still feel authentic, with old cotto floor tiles and beamed ceilings. Modern bathrooms and a very sophisticated kitchen blend well with lovely antiques and the many original details of the historic building. We love the wrought iron beds with pure linens, the traditional window shutters and the contemporary bathrooms with windows framing snapshots of the Tuscan countryside.
