Surrounded by olive groves and vineyards, this beautiful rustic villa has a garden, a swimming pool and wonderful countryside views. Built from traditional materials with a mid century modern aesthetic inside, it is a stylish and authentic place to stay with the kids. Travertine marble bathrooms have rain showers and bedrooms are spacious. The open plan main living space is great for relaxed family living.

Why Kids Love it

Kids will love the garden and the swimming pool in particular; there is also a kids playground for them to enjoy (being refurbished spring 2018 for use June onwards). The villa has 3 bedrooms; one of them is set up with 3 twin beds and is ideal for kids. A crib, high chair and baby bath can be provided on request, and a toy box is available. Nearby attractions that particularly suit young families include beaches 15 minutes’ drive away, pretty villages to explore, Siena, and Pisa and its leaning tower.

Things to Know

Minimum stay: 4 nights 30 March-7 July and 1 September-27 October, 7 nights in the summer with a Sunday changeover day. IMPORTANT NOTE RE EXTRA CHARGES: 1) A tourist tax of €2 per day is taken for all guests above the age of 12, up to a maximum of €6 per person per stay and is to be paid to the host on arrival, 2) A security deposit of €500 paid on arrival, 3) On request, daily heating costs €30 per day. The pool is gated and has a rope fence; it is not heated. An additional baby crib and beach towels can be supplied on request. The management can help you make the most of your villa rental, with concierge and tourist information assistance. Towels and bed linens are changed weekly. There is free private parking. The apartment has exterior shutter insulation for privacy and shade during the sunny hours. Note that this property does not have a TV.

About the Location

The villa is in the charming medieval town of Montescudaio in the heart of Tuscany. This rural area offers a glimpse of Tuscany’s famous charms: medieval hilltop villages, vineyards, rolling hills and renowned centers of culture. Cecina and Bibbona’s beaches are 15-20 minutes’ drive away and there are further beautiful beaches and seaside village nearby. It is a 1.5 hour drive from Florence, 1 hour 40 minutes from Siena and 3 hours from Perugia, all of which have airports. Car rental is essential.

Accommodation Details

This private villa has 3 bedrooms and 2 bathrooms and measures 160 sqm. The master bedroom has a kingsize bed, the second bedroom has a queensize bed and the third bedroom has 3 single bed. There are 2 bathrooms, each travertine marble with a rain shower. The villa has an open concept living room; the kitchen is fully equipped with gas cooker, oven, fridge-freezer, MOKA coffee maker, kettle, toaster, cookware, dinnerware and glassware.

The villa was built using materials of the highest quality and its architecture is stylistically reminiscent of the rustic, typical Tuscan style, while the interiors are characterized by mid century modern design. Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
1. Cancelation or amendment of the online booking must be done by telephone or by e-mail. In case of telephone cancelation or amendment request they shall take effect, if the Customer confirms such a request in writing or by e-mail. 2. Customer has the right to cancel the booking: a. within 7 days of receiving confirmation e-mail, with the right to prompt refund of any and all payments made to Tuscany Forever; b. later than within the deadline specified in the provision above, but 21 days prior to the Arrival Date, in which case Tuscany Forever shall have the right to retain any Advance payments. 3. Customer declares the awareness of the fact that the availability of services and facilities provided by Tuscany Forever Estate depends on the season of the year. Detailed information on the availability of services and facilities during the booked period can be acquired from Tuscany Forever. 4. Tuscany Forever reserves the right to cancel or amend the booking in case of extraordinary objectively justified circumstances, such as force majeure or other circumstances beyond its control make the fulfillment of the booking terms impossible. Customer shall be informed of the amendments or cancelation promptly. If cancelation shall be required, the Customer shall have the right to full refund of any and all payments. In addition to the host’s policy which is listed here, all cancellations are subject to a Kid & Coe cancellation fee of 15% of the booking total.

Beautiful home in the Tuscan countryside. Decor was simple and tasteful and we loved the privacy and views! The kids and adults alike took advantage of the refreshing pool after site seeing in the neighboring villages. Hosts were super friendly and accommodating.
