Perks for the Parents

This contemporary 3-bedroom barn conversion has a large pool, landscaped gardens and a lovely, shaded terrace for eating al fresco. It sleeps 6 + 1. For parents, there are comfortable beds, a bath tub in the bedroom, and a shower large enough for 2. The kitchen is stocked with a juicer and espresso machine – French doors open to table and chairs for a leisurely breakfast. The owner will be happy to give you access to the lake (usually gated for safety) or run a private cookery course for you showcasing the best of Italian cuisine (paid for locally). Don’t want to cook on your vacation? A private chef can be arranged.

Why Kids Love it

Kids will enjoy the toys and games in the house (suitable for ages 5 to 11) and the large pool and gardens, where there is space for everyone to have fun. The twin room has high beds and an arched window with a view of the garden. The countryside around the villa is worth exploring with a scenic drive or bike ride and you can stop at some of the local farms to see how cheese, wine and olive oil are made. Or go for a hike, picnic and spot local wildlife in the Montalbano Hills Regional Park and the Padule di Fucecchio Nature Reserve, both within a short drive. Don’t forget to sample as many different gelato flavours as you can – San Miniato will oblige.

Things to Know

Minimum stay: 7 nights. Safety notes: the small lake in the garden is fenced off and padlocked. The pool is ungated. Check in: 4pm to 8pm, check out: 10am. An Italian tourist tax of around €1.50 per person (12+ years) applies and is charged locally. The hosts aim to provide uninterrupted WiFi but reliability may be affected due to factors beyond their control. A complimentary crib and highchair are available. Car hire, child seats and booster seats are available for an additional charge on request. To pre-book family extras please call the hosts. Due to cooler temperatures, the swimming pool will be closed from 30 September until the end of the season. Occasional traffic noise may be heard from a secondary road that runs not far from the villa. There is air conditioning in all bedrooms. Please note, the owner’s home is on the same grounds but tucked out of sight.

About the Location

Villa Passione is located in the province of Pisa between the villages of Corazzano (2 minutes’ drive and great for local shopping and restaurants) and Castelfiorentino (10 minutes). The cultural hub of Florence and its airport is around 40 minutes by car, as is Pisa and its famous Leaning Tower of Pisa, a UNESCO World Heritage Site. The magical, must-see village of San Gimignano is about 40 minutes by car, where you can find medieval architecture including 14 distinctive towers, which were built by noble families as a symbol of their wealth and power, as well as boutique shops. Or travel to closer-to-home Gambassi Terme (20 mins) to bathe in its therapeutic waters. Fly into Bologna (1 hr, 30 mins) or Pisa (50 minutes).

Accommodation Details

This villa has 3 bedrooms and 3 bathrooms arranged over 2 levels. On the 1st floor is an open plan sitting/ dining and kitchen (induction hob, electric oven, espresso machine, filter coffee machine, microwave, fridge-freezer, dishwasher). There’s a laundry room with a washer and dryer. Also on this floor is the kingsize primary bedroom with ensuite tub and French doors to the garden and seating area. Upstairs are 2 more bedrooms – a double/ full with an ensuite walk-in shower and a twin / single bedroom (can be configured into a double if required) with an ensuite shower. Outside is a large private pool (17m x 6m, depth 1m – 1.4m), sun loungers, outdoor dining area and BBQ.

Style Notes

Modern style. This contemporary barn conversion has been lovingly designed by owner Rita and her 3 daughters with many stylish yet comfortable touches. The primary bedroom has a 4-poster bed and deep tub for an indulgent soak after a day’s sightseeing. The outside has places to eat and to relax, with the fabulous pool framed against a lush backdrop of trees and fauna. You’ll have all modern conveniences provided such as TVs in the living room and bedrooms, and hairdryers thoughtfully included in every room. We love the shaded outdoor dining area, complete with lounge furniture for a late-night cocktail, and the dreamy lake that will delight the kids.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
If cancelled 61-300 days before arrival, 30% of the total booking amount will be retained as a cancellation fee. If cancelled 0 – 60 days before arrival, 100% charge of the total booking amount will be retained. In addition to the host’s policy which is listed here, all cancellations are subject to a Kid & Coe cancellation fee of 10% of the booking total.
