When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.

For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 15% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 15% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.

1. Check-in is from 4.00 pm to 6.00 pm, check-out is by 11.00 am. Respecting these time slots is important for the organization of your stay and that of the next guests. The host will personally welcome you for your registration, the key handover and the welcome tour − and will be present also at your departure. 2. The maximum number of guests is six (6). Parties/events are not allowed, nor any behavior that may disturb the neighborhood. The registration of all guests, including children of any age, is a legal obligation: the host is required to collect the personal details of all guests and verify them upon their arrival (via physical, valid identity cards, passports or driving licenses). We will appreciate your cooperation in this process already before your arrival. For privacy reasons, please do not disclose private information about the hosts or photos/videos of the interior of the house and annex. 3. The house, the garden and the workspace in the annex are at your exclusive disposal. However, some spaces are off-limits for privacy or security reasons (e.g. the cellar, the laboratory, the tool shed) and the host may need to access the property for maintenance or urgencies. 4. The property equipment (furniture, appliances, amenities, pool, games, books, etc.) are at your disposal, some items can however be used only on request. Fireplaces and stoves can only be used in the cold season. The house water, heating, gas and electrical systems cannot be modified. Utilities (electricity, wi-fi, water and gas) can be used freely, but excessive or improper use will entail compensation. If you happen to cause accidental damage such as breakage, stains etc. that involve repair or extra cleaning costs, please inform us immediately. Our guests are typically very considerate and responsible: hence, any misbehavior such as intentional damage or theft will be prosecuted. 5. The swimming pool (8,9 x 3,6 and 1,3 m deep) is at your disposal, on request. It has a safety cover which is to be fully removed only when the pool is in use, and put back every time you leave it unattended. Children, as well as persons who are weak swimmers or unable to swim, must wear aids (such as armbands, vests etc.) and be constantly supervised by an adult swimmer. 6. Please treat the property and its equipment with the utmost respect. In particular, we ask you to take off your shoes when you go upstairs, not to eat/drink in the bedrooms and to close all windows/doors in bad weather. If you leave the house, even if for a short time, also lock the entrance doors. 7. Do supervise all children's activities and keep them away from the off-limits spaces. Pay special attention to the automatic gate and maneuver with the utmost caution when entering/exiting with vehicles and bicycles. 8. Smoking of any kind is not permitted inside the house and the annex. The use of the fireplace/stoves is permitted only during the winter season, prior authorization. 9. Pets (maximum 2) are welcome on request, at no additional cost. However, please keep them out of the sleeping area, kitchen and bathrooms, and do not leave them unattended. Please keep the property clean from pet waste. 10. Booking on your part implies acceptance of these House Rules which, together with the House Manual/Safety Information are an integral part of the Rental Agreement (template is available on request) to be signed before or at the latest upon your arrival.
