Perks for the Parents

A brand new home in Water Mill farm country, with a gorgeous 20x40 pool, farm field views, movie theater and at-home gym. It sleeps 14 + 4. It’s well set up for a family stay, with plenty of space for 2 or 3 families or grandparents, and bedrooms on different levels if you want to spread out (the basement ensuite bedroom is ideal for a nanny or au pair). Parents who love to work out can head down to the gym in the basement (stocked with a Peloton treadmill, bike and weights) while those who love to cook will love the choice of 2 kitchens - indoor and outdoor. There’s even a basement wet bar with direct outdoor access, so you can keep an eye on the kids in the pool or garden while you fix a drink and enjoy a true indoor-outdoor experience.

Why Kids Love it

There’s more than enough to entertain kids of all ages here, with plenty of toys and books for children under 10, as well as multiple family living spaces to gather and play with toys, watch TV or read. The backyard is perfect for families, with a large play structure with a tire swing and climbing wall, a huge open field, gated pool and vegetable garden. For quiet nights in, they’ll love the movie theater and for long sunny days, they’ll love splashing in the pool or visiting the nearby sandy beaches. There is also a little open area at the base of the stairs that kids can play in, there's a doctor play set, a couch for kids to sit and read along with a little library, an art table, and a couple of easels. There’s also a kids arts center and museum nearby for rainy days.

Things to Know

Minimum stay: 7 nights. Discounts offered for stays of a week or more. Sorry - no pets allowed. Extra features include an outdoor kitchen, full size wood/gas pizza oven, saltwater pool conversion, a set of washer and dryer on each floor, and Tesla battery generator. The house has an outdoor speaker system and Sonos system in house, as well as the movie theater with a 85" TV and full surround sound. Three cribs are available, as is a high chair and a separate pack and play if needed. Safety notes: there are stairs in the house but stair gates are available. The pool is gated. There will be an additional charge after stays for use of pool heating paid directly to the hosts. The hosts can (for an additional cost) provide access to a family friendly vehicle with a beach pass, which will allow access to all of the local Southampton village and town beaches. There is plenty of parking available and car rental is recommended.

About the Location

The house is located in Water Mill, in the heart of The Hamptons. This family-friendly area is just 5-10 minutes from beaches, the town of Southampton and 10-20 minutes from the villages of Bridgehampton and Sag Harbor. The hosts can (for an additional cost) provide access to a family friendly vehicle with a beach pass, which will allow access to all of the local Southampton village and town beaches. They recommend Towd Point beach, W Scott Cameron, Flying Point and Coopers Beach. Water Mill itself has a SoulCycle, vineyard, eateries and coffee shops and there are plenty of family friendly activities nearby including art museums, farm stands, summer camps and festivals in the summer. Access to Southampton train station and Hampton Jitney are less than 5 minutes away and the city of New York (for international airports) is around 2.5 hours away.

Accommodation Details

This residence has 7 bedrooms and 7 bathrooms, set over 3 floors spanning 5600 sqft. The brand new custom kitchen boasts a 60" Wolf stove, double Miele dishwashers, double Miele ovens, double SubZero fridge and a massive 9' island. (The stunning outdoor kitchen has a 6-burner Weber grill and Gozny pizza oven, plus a 10' outdoor dining table under covered pergola.) There are 2 primary suites, one on the first floor and another on the second floor, both with kingsize beds. The second floor primary suite has a balcony overlooking the backyard and the farm fields. There’s also 1 junior kingsize bedroom overlooking the pool and backyard; 2 queensize ensuite guest rooms; and 2 double bedrooms with cribs, which share a Jack-and-Jill bathroom. There is a washer and dryer on each floor of the house.

Style Notes

Beach luxe. The home is a brand new, transitional beach-style home. It’s bright and airy with large windows and amazing light flooding the spacious rooms. The large bluestone patio connects into the living and dining area for a seamless flow into the outdoor spaces, while the neutral sandy hues and natural wooden textures add to the beachy, coastal style. We love the luxurious marble and tiling in the bathrooms, the cute kids 4-poster bed and the striking apex window detail in the open plan living space.

Payment policy
There will be an additional charge for use of pool heating after each stay based on usage and paid directly to the hosts.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.
