A stylish, contemporary residence set in 5 acres of woodland, offering up ultimate privacy for large family gatherings, less than 5 miles from central Woodstock. It sleeps 9 + 2. This spacious, light-filled woodland retreat draws in country views, and sunshine, from every angle – though all bedrooms have black-out shades to ensure sleep is not disturbed. There’s plenty to keep everyone entertained with a fully fenced heated pool, a hot tub, indoor/outdoor games, a fire pit area and a BBQ terrace with alfresco dining. Inside there are fireside nooks for enjoying a quiet moment and large, sink in sofas for those wanting to hang out. The chic primary bedroom has a private ensuite with a soaking tub and a walk in wardrobe with a changing table, crib, baby monitor and a pack-n-play so parents can pack light. The independent stores, cafes and restaurants of Tinker – Woodstock’s Main Street – are a 10 minute drive, while the hiking trails of the Ashokan reservoir are just 7 minutes by car.

There’s a heated pool for water-based games and swimming, an outdoor ping pong table, a BBQ deck for alfresco dining and a firepit for gathering around to toast marshmallows and stargaze. Bedrooms are spacious and characterful with plenty of toys and books provided. There’s a TV for chilled out movie time, board games and a retro games console for older ones. Active kids have plenty to explore with Ashokan reservoir’s varied hiking/biking trails within easy reach. From easy strolls to more challenging terrain, there are paths to suit most family groups. Lively Tinker is a short drive with a thriving music scene and a cinema, alongside plenty of family-friendly cafes and restaurants. The hosts provide a range of amenities from travel cribs, monitors, and highchairs to dinnerware.

Things to Know

Minimum stay: 2 nights; 3 nights during holiday weekends. Discounts may be available for long stays – please ask the host. The heated pool is open from spring and is fully fenced. We recommend that younger kids are supervised whilst outside due to raised terraces etc. There are internal staircases but stair gates are available on request. An airbed, a toddler bed and a crib are available to accommodate additional guests, also on request. Dogs are allowed on a case-by-case basis but no cats as the host is allergic. The house comes with air conditioning, a dishwasher, a washer/dryer and WiFi. There is plenty of space for car parking - car rental is essential.

About the Location

The residence is located on private land between Woodstock, NY and Kingston. It’s less than 10 minutes’ drive to Woodstock town, where you’ll find plenty of restaurants, bakeries, ice cream stores and shops, as well as a cinema, weekend flea market, art gallery and playground. The toy store on Tinker main street is always a hit with the younger kids. Kingston is a 17-minute drive for larger stores and more amenities. The Ashokan reserve trails are 7 minutes’ drive with hikes of varying lengths and the West Hurley Park playground for younger ones. Fly into Albany domestic airport (1 hour away) or New York City airports (around 2 hours away). Rhinecliff AMTRACK station is about 20 minutes away.

Accommodation Details

The residence has 4 bedrooms and 3 bathrooms set over 2 floors. There's a wrap around deck with steps surrounding the house. The ground floor is the main point of entrance and houses a smart living area with a sofa, armchairs, fireplace, TV and games console; doors open out on to the deck with an outdoor sofa. There’s a kitchen/diner with a fully stocked kitchen including all a guest would expect including a dishwasher and coffee machine. There's an island with bar seating for 3 and a dining table seating an additional 6 tucked just behind. There is 1 bedroom on the ground floor with a kingsize bed and access to a separate bathroom with a shower. Upstairs there are 3 further bedrooms – the primary with an ensuite bathroom including a soaking tub and walk-in wardrobe, and 2 bedrooms with queensize beds, closets and TVs. One has a private balcony with seating overlooking the pool and garden. Outside there is a sun deck with loungers, a BBQ terrace, several dining tables – 1 seating 10, a heated pool, a hot tub, a fire pit area, a ping pong table and 5 acres of forest/grassy space to explore.

A brand-new kitchen was installed, adding gentle pops of pastel color with a chic island counter that lends itself to socializing day or night. Warm wood flooring and exposed beams add to the country aesthetic with textured carpets, rugs and curtains oozing coziness. We love the rustic retreat vibes inside and out, with forest views, sun decks and a gorgeous heated pool to top things off.

Payment policy
When a host accepts your booking, we will automatically charge your card 30% of the total cost of the stay on acceptance if the check in date is more than 6 weeks away. We will send you a balance payment reminder at 6 weeks before check in and you will be required to submit your payment to finalise your reservation. If a host accepts your booking and the check in date is 6 weeks away or less, we will charge your card 100% of the total cost of the stay on acceptance.
Cancellation policy
For cancellations notified up to 6 weeks before the check in date, guests will receive a refund of any amount paid less 10% of the total cost of the booking. For cancellations notified at 6 weeks or less before the check in date, no refunds are given unless the host agrees. If a host does agree to a full or partial refund, this amount will be returned to the guest less 10% of the total cost of the booking. Some hosts will also allow a stay to be rescheduled. Guests should contact their host for further information regarding any request to change the dates of a stay.

Hi! I live in Brooklyn with hubby, and two kids- 6 and 2! After vacationing in Woodstock for 10 years we took the plunge and bought/renovated our 1st home in 2017. Now a Superhost with over 90 reviews on Airbnb I took on the challenge of renovating a second home just 1 mile away from the 1st in Woodstock. The goal is for both homes to be well appointed for adults but EXTREMELY family-friendly so you don't have to bring a thing with you.
